Our room was tiny, it felt like we were in a cruise ship cabin. Only stayed one night so didn't get to see a lot of the area. Our room was a double but the bed was tiny, like a king single. Not the best hotel but if you're on a budget in Tokyo its good enough.

Reasonable clean hotel, but smells bad

Reasonable, Clean, near by metro station KIKUKAWA.

This hotel is located near by metro Shinjuku line station "KIKUKAWA". So it's easy to go to Shinjuku area. Then I had no choice to stay in smoking room, because non-somoking room already full booked. It is not surprising that smoking room had heavy smoking smell...

Nice hotel, speedy internet!

Our stay at the Annex Hotel was fine. It is very close to the subway and is easy to get into the centre of Tokyo. The room and bathroom was clean, but as most typical Japanese hotels, was very small and rather cramped for two people. We asked for a non-smoking room but it seemed someone had smoked in there previously as it smelt strongly of smoke. The internet was excellent which was great as we had to work remotely. Overall, it was a convenient stay.

Reasonable hotel with good access

It's reasonable for a hotel with a very good access (2 min walk to the nearby metro station). Hotel facilities and amenities are also good.

The only thing that disappointed me is that the room smells bad because of cigarette fumes. The smell stayed even though I kept the windows open for hours.

Good Budget Hotel

It's close to a few nice places to eat, and a subway station that connects you to the rest of the neighborhood.

The room was simple and fine overall, except for the fact that there was only one window that hardly let any light in. This made waking up in the morning a lot harder. The staff were very friendly and eager to help, but communicating in English proved to be a problem most of the time (one of them does speak fluent Mandarin, though). There was also internet, but only through LAN connection in your room. Their wifi only covered the lobby. This is a good place to stay if you're really out to explore the area the whole day and just need a place to stay at night. The Kikukawa train station is a quick walk away and connects you (mostly thought a transfer at Morishita) to the rest of downtown Tokyo, Akihabara, Asakusa, and the Tokyo Skytree.

Great location for the price

Location is very near train station, and has a good food selection around.

Staff was very nice and friendly. Very good about changing out towels and sheets. They were even nice enough after check out (10AM, pretty standard in Japan) to let us leave our bags with them so we could look around town until we had to take a bus to Osaka. I'd recommend if want a lower end place that doesn't feel cheap. I stayed with my friend (not a couple, but no other option) and they tried to up sell us since the rooms are small but we made it work. Oh, and note, I didn't eat at the hotel.
Sightseeing/Attractions Tip: If you are getting into Japan past 10PM you might want to have your travel plans to get to the hotel hammered out as most public transit ends at midnight and a taxi will cost a lot of money to get there.
