bad service, bad equipment, breakfast ran out very early
I stayed there for 3 days, the hotel's location is good, but the service is really bad, esp. when you got down to the restaurant but found out orange juice, milk and hot meal already ran out. when you wanted a fried egg but you couldn't find where the cook was. If I visit PP next time, definately, I wont stay there.
Shopping Tip : the central market is just few minutes walk

A lover of sleep I was a little put out by the level of noise. We changed rooms 3 times, first room no a/c they quickly moved us to the next room which was fine, I didn't sleep very well so the next morning i asked for a quiet room they explained it would be small and insisted on showing it. No view but very quiet! Happy guest!
Travel tip : Not too close to the beach maybe better for the business sector still good for the comfort traveller. If you want no traffic noise ask for a room at the back of the hotel don't be shy to speak up they think size of the room is more important than a good nights sleep!

Relatively cheap, hotel staffs are polite and professional.
old class hotel, far from the city centre, not so many resturant around,
I advise travelers not to choose hotel unless if there are reasons. It is far from the airport and city centre. I had trouble finding resturant around. Served breakfast was not bad but if you westerner you may not find your choice in the menu. However, I don't mond to stay for a couple of days in this hotel.

very old hotel. i even got a room with a damaged door lock. not pleasing atmosphere
not so good experience... will never stay there next time.. just stayed 2 nights and decided to move to a new hotel.

It is centrally located. For shopping and not too far from site seeing.
Room interior was old and smells. Breakfest could be lot better.
Looking at the map that I was close to what I was going to be doing but it was little further away but it was center of everythig so good place to move around the town. The staffs are very friendly and helpful. There were many customers enjoying breakfest but I did not like it too much. Place is old but pretty quite stay.

Good rooms with clean bathrooms and open rooms. We did stay on the sixth floor with superior rooms. I would suggest it as the other floors are smoking. The manager is a delight. Capt Charles.
close to the markets, the street is very busy and noisy. It is away from the river and the restaurant strip. However we hired a tuk tuk for our two days stay for $25 or the trip to the strip is only $2.There is no internet.
The hotel is not overly large and really not a budget hotel but it is priced as such. We had a really nice two nights and three days and loved it. Breakfast is Asian or American served. The staff were so helpful and could not do enough for us to make our stay pleasant. The hotel does not support the sex market and that pleased us. I would go back to this hotel again.
Sightseeing/Attractions Tip : It is easy to hire a friendly tuk tuk for the stay [$20]and they will come for you at a specified time. It cuts out the stress of forever negotiating. There are bottle shops and grocery stores to the right of the entrance.

Good staff, can speak well English and understand guest request.
Holiday Villa is good to stay. The room is clean. However, the lifts are too small (capacity:6) and slow respond. The hotel will be my first choice in Phno Penh if there is free wifi in room.
It is at good location as Central Market is in walking distance. Normally I go to Central Market after breakfast, then check out at 9am for my 1020 flight.

hotel was not new and the elevator was very very slow..the hotel was close to central market which was great for shopping but you had to cross montivong avenue and this was at times a real test of courage as crosswalks not observed by locals...sisaworth quay was a fair walk and is the main tourist area but a tuk tuk was only a couple of dollars(you have to bargain) over all hotel was not bad at all staff very friendly and would stay there again...they had no record of my booking but this was quickly rectified with a call to agoda...a ferguson canada

Room Rate is reasonable. Room size is satisfactory and pretty clean.
Lift is kind of small. Buffet breakfast not so nice.
Overall the hotel is pretty nice to stay with a convinient shops around. Close to Center Market and Shopping Area. Except that the buffet breakfast that inclusive in our package is not impressive, could have done better. Anyway, you can still find a Asian restaurant opposite the hotel. There are also plentty of restaurants nearby.

Terrifically friendly and polite and attentive and informative staff.
Well-maintained, borderline upscale.
Decent location, right by the Central Market.
Bright clean functional room.
Modern utilities.
Good breakfast.
A bit far from the Mekong and the main sites and bars, etc. It would be a long-ish walk in any climate, a death march at 108 degrees. But the tuk-tuks bring you anywhere for rwo bucks, and hell, it's too hot to walk!
Shabby neighborhood, though not the least bit threatening or dangerous.
They need a town guide at the desk, identifying highlights, and showing the best districts for food and fun.
Nice place, great staff, a short tuk-tuk ride from major attractions, though none but the Central Market are nearby. There are a few vute temples here and there if you meander the neighborhood a bit.
It's on a busy intersection, so our streetside room alerted us to morning traffic, with incessant beeping. This may be true most anywhere.
It's a thoroughly Western-friendly joint. I recommend it highly if you can't snag a place down by the Mekong.
Shopping Tip : The Central Market vendors start their negotiations aggressively high, so don't be afraid to violate the rule of "counter-offering less than half is an insult, better to walk away". Offer a third and stick around. But be prepared to battle, and stillpay 50 percent more than the locals.

Staff were very helpful and friendly. Location was very good, walking distance to banks, central market etc
AC worked OK and TV had good channels
Rooms basically OK but could have been a little more modern and mine on front of building was a little noisy in the morning
Breakfast was fine but Coffee not to western tastes but drinkable
I was happy with the room, see pro and cons above
Hotel get tickets for things like bus to Siem Reap and include a pickup to the station
Plugs were to current UK spec 3 pin so need to bring a UK adaptor for asians or continentals since only one plug in the room had multiple socket so had to shave in the bedroom mirror not in the bathroom.
My organised taxi driver for the day cost me $50 but was great and car clean
Travel tip : Remember the plugs are UK 3 pin spec

Being in a lightwheelchair i can still access bathroom, not the case in many hotels here in PP. staff, breakfast, room service.
Price is a bit high for what you get, hotel is a little tired an needs some TLC,
There are an abundance of good hotels in PP with prices to match, however being disabled this hotel offers more room to manourver.
