First time I stayed in a cheaper room,ideal for singles and couples on a budget, but if you have kids or a little extra cash it's worth splasing out on the larger room.
Got kids? Book room 3. It's next to reception and easy to find staff when you need.
The baby pool is great for little kids. Garden provides lots of shade over the pool.
Third time here and I forgot how much I like it. Khmers are always wonderful with little kids, but with this hotel even the guests were happy to see kids.

A wonderful garden and pool for relaxing

Delightful. I would recommend notifying guests that taxi's cannot drop you at the hotel. You must walk a short distance - hotel staff greet you quickly but, my late night arrival not knowing I would be dropped off and told to walk down a dark street was a bit uncomfortable.

Disappointing

Hotel needs some TLC - missing grout and cracked tiles in bathroom plus leaking floor and slow draining shower, no cupboard for hanging clothes (just rail), no toilet paper and mozzies in room (no fly spray supplied in room)on arrival, lifted tiles in bed room, top bunk is not safe for children (rail not high enough), damaged mattress on bunk bed and just used a folded sheet which wasn't big enough for the base sheet of bunk. Need to leave key in front door lock or it is a fire hazard, windows opened by cleaners whilst we were out athus letting all the cool air out.

We loved the Kabiki. Large room, large gardens, beautiful pool with comfortable day beds and large lounges. Very good restaurant, nice complimentary breakfast. Great location, easy walk to the river, Royal Palace, National Museum. Nice shopping street only 2 blocks away.

Nice hotel with basic rooms and friendly staf

This hotel in the centre of Phnom Penh offer large but very basic rooms. The staffs were the best we had during our trip through Asia. We will never forget their warm smiles. Our room was large but very basic. We also had a large concrete “garden” with a lot of mosquitos during the evening. Because the hotel and the large pool are situated in a nice garden you never feel like being in a busy city. Despite the basic room we would chose this hotel again for our next visit to Phnom Penh.

Good quiet hotel, perfect location, great staff

This is a 2-storey accomodation block (no bungalows). The downstairs rooms have small yards with trees in them. Unfortunately the trees really do block out the light, making these rooms too dark to want to be in; they also have old, noisy and smelly air-conditioners and poor bathrooms.
The rooms above them on the other hand are much better, relatively light (above the trees) with modern airconditioners, excellent bathrooms and lovely, secluded balconies. Very good beds. So ask for an upper room (they are seldom full and the staff are happy to oblige) and you'll be fine.
The hotel itself of course is fabulous. Utterly peaceful, perfect location, brilliant staff, lovely swimming-pool, good and cheap food (although breakfast isn't great), WiFi, computers to use if you don't carry your own, good TVs in rooms.
You do have to walk from end of street about a hundred metres because of security restrictions, so not so good if you travel heavily-loaded - but the staff will happily carry your bags.

The location of the hotel is slightly off the busy tourist area. However, it is still near to some tourist attractions like the markets, palace and museums, which are either within walking distance or just short tuk-tuk rides away. The setting of the hotel is more like chalet-style surrounded by a lot of greens. The room is spacious enough to have a double-deck bunk beds for our kids. The service level of the staff is acceptable. However, we personally feel the room is due for some upkeep work.
