Room was too small. Design of the bathroom is not practical if stay with friends not family. Cushion has fungus. This shows lack of cleanliness.

Will not go back again
Breakfast is miserable. Its on first come first serve basis. There are 2 funeral parlour. One on the right and the other is 2-3 shops away

It was a good stay overall
location, friendly staff, very near to MTR.

The location was really good. Even if you are unsure of how to get to the hotel from Yau Ma Tei exit, there are signs that direct you to M1 Hotel.
Was aware of the coffins shop (left and right) side of the hotel. Was a little disturbed though. And a junk collecting shop just right beside the hotel which was quite smelly.
It was really near temple street, like a stone throw away and walkable distance to Mong Kok; ladies street and Fa Yuen St.
The room was really small but it was quite clean. The towels had some detergent/bleach smell which was quite unpleasant.
Basic breakfast selections, the food was okay.
Overall, felt a little overpriced for what was offered. But the location was really good.

The roomwas OK, but my room was near the window where people keep coming to smoke infront of it.
The smell came into my room badly. It willbe better if they can fix this. Location is good, staffs are OK.
Breakfast was fine. Would recommend and go back again though had been treated quite rude by a staff who came up to fix the wifi - he shouted at my husband ' so many people using that's why you have to wait' this was very rude for a hotel staff to treat to guests!

All I can say is the hotel is nicely located. Very convenient for those who travel in group cause you save time in locating public transport. Room is small and is ok since we hardly stayed in hotel. One thing good about this hotel they served Hong Kong style breakfast.
Sightseeing/Attractions Tip:
If you wish to take cab to hk airport from m1 hotel pls ask the hotel staff to arrange for you. The fare is about 190 to 230.
