small guesthouse in the thick of things

close to the action of Central, Kowloon and Tsim Sha Tsui this place is great for solo travelers who want to save some money and don't mind cramped space. Great price for a solo room, lot's of restaurants and night life options.
Nightlife Tip:
You can't smoke in the rooms, but the stairwells are a good place.

Clean and comfy. You get what you pay for.
There are more than one elevator in the building. Don't assume the first elevator you come across will lead to your hotel. Expect a lot of South Asian migrant locals to populate the lobby around the clock. I don't have a problem with that, but I can others did. But everyone is friendly with each other.

budget rooms for budget travelers. it was a little noisy, but the lack of natural light made sleeping easy. take the stairs, it's quicker than the elevators.
Sightseeing/Attractions Tip:
There is a Cinema a ten minute walk away, and you are also close to the Science Museum

Hong Kong is a loud/busy city and the Yan Yan Guesthouse does nothing to shield you from this noise. You wake when the repairs/construction starts basically.
The room was very clean, as was city in general. The shower was a little inadequate, the hot water doesn't last long and it can be VERY cold in the room. You can always just ask for more blankets, they're extremely nice and quite accommodating. The beds are a bit hard and the pillows are terrible but I'm a bit of a princess about that sort of thing.
The building it is located in has a lot of conveniently placed shops down the very bottom and throughout, which is good for grabbing some food or drinks or whatever before you start your day.
We were a little put-off when we saw a sign belonging to our guesthouse saying 'NO INDIANS WORK FOR THE YAN YAN GUESTHOUSE'. We thought there may be some racial tension in the area but we only noticed that the local Indians are just a bit in your face all the time about hawking copied watches and/or handbags and offering you hashish in the alleys.
It's located in the middle of tourist-town so I didn't expect anything else really.
It's not a bad place to be and despite the previous paragraph, the ethnic diversity is rich and enjoyable.
MANY great bars, pubs and restaurants nearby but overall, I have to say it was not worth the price (although it was over New Years', so don't expect it to be as bad if you choose to stay).
Nightlife Tip:
You/Australians may like 'Ned Kelly's Last Stand', a pub very close to the Yan Yan Guesthouse on Ashley street. I felt right at home with me chips and me Fosters.

The room is small, but enough for our needs, we use it to sleep and shower. Good value for money. Reception was friendly and helpful.

Tips to Agoda,
1. I know why we have to book with a credit card, but give me the option to pay in cash when I am at the hotel, and then not debit my credit card.
2. Everybody in China uses the UnionPay credit card - make provision for it!

best thing about new china yan yan has got to be its location just walking distance from tst and the victoria harbour. the room itself is ok but considered not the best as compared to other hostels we have been to in hk. toilet and room is really small although there is a heater and a small tv. if you want just a room in a good location at a cheap price, this would be it.

The moment we walked into the room it looked like a cell. The window was sealed shut (which made the room even smaller) and had bars which made us feel like prisoners.
We got the room right next to the main entrance, so heard people come in and out.
I have been to lots of hostels, this one was my least favourite.
We got there very early and the owners were very accommodating and looked after our things until check-in.
The location was very very good.

I guess you get what you pay for. I was looking for a cheap place to stay the night, nothing fancy since I arrived in HK late in the evening, and I had to set off early in the morning. But this was way below my expectations. The room size is barely bigger than the bed itself, good thing is that it had its own bathroom, but without anything else (no soap, no towel...). Had I known in advance, my experience wouldn't have been so negative, but I am one of those who need a clean shower in the morning. Access is also a little creepy, as always entering the Chungking Mansions after business hours. Long wait to get the elevator... I am not likely to repeat again. But for low budget backpackers, sure, it is a good alternative.
