Quiet, clean , friendly needs renovation now

my favorite hotel near airport, 3 star with pool, fitness and green grounds, decent cafe - new flat screen tv's are great - wifi is fast and free - beds need to replaced now ( slump collapsed in the middle )and general renovations are required : rugs , tea pots etc. then they will keep their "perfect 3-star standard" intact -
