I found the hotel easily with directions from maps.
It is only 3 minutes walk from the subway and 1 stop from Nippori mainline station.
I had not realised until I arrived that the hotel is in a red-light district.
The room was spacious (for Tokyo) and comfortable.
Broadband is free a fast.
The staff are very helpful and even speak some English.
Allow an extra 5 minutes for using the elevators as they get very crowded.
Shopping Tip:
There is a supermarket between the hotel and the station which is open late and sells ready-made meals which you can cook in the microwave next to the elevator in the hotel.

The room is nice and is not very small. It is my first time to Japan and I have heard that most of the hotel rooms in Japan is very small, but this hotel is very nice. It's located near to the JR station and is very convenient. (Of course if you wish to go shopping everyday, Shinjuku would be far more suitable for you.) There is a supermarket located right bottom of the hotel, and it's good to buy cheap foods and snacks.
Just one thing to notice is the towel and the bed is not very clean, hair can be found.

30代から40代ぐらいの女性の受付で親切でした。
お部屋も細かい備品が多くとてもきれいに清掃していました。
掃除の方々もあいさつができていてよかったです。

部屋着が上下別で、下（パンツ）は浴衣スタイルより着やすい。室内は清潔で、タオルも十分な量が装備されており、エアコンも正常に作動していました。

まだ新しくて、気持ち良く泊まれた。アメニティーも品揃えが良い！

鶯谷駅に着いたときに雨が降っていたが、駅からすぐそばだったので歩いていても、雨もさほど気にならなかった。
一人で泊まるには、十分なスペースで満足した。

都心に於いて価格は安い方ですので、仕事等、割り切って利用するなら、良いと思います。新しいので、設備も充実しています。ただし、ホテルマンが外国人の方が殆どのようで、ホスピタリティの教育は、全員には行き届いていないようです。初日はパジャマが用意されていない等の不手際もありました。
Hotel Feature Tip:
いわゆるラブホテル街の中に立地しているので、そのような雰囲気が好きでない方にはお勧めできません。
