beware of the smoking rooms

I ordered a non-smoking room but on arrival none was available. If the room smelled too much, I could go back to the reception. The room smelled horrible so I went. They said there was nothing they could do, no other rooms available, non-smoking is only a request, no guarantee, It took me 20 minutes to get a rooms where at least the window could open and luckily this rooms smelled less bad. If you can get over this, then the location is very convenient, just in between Shimbashi and Ginza. So many shopping, drinking and eating opportunities. And very convenient for transport.But I thought it was overpriced.

room made smaller, by putting a massage chair in front of the window, may be thinking of single business traveler.
Staff very friendly and helpful, they will assist you to take airport limo from Dai-Ichi Hotel next door, since the airport limo is not stopping at annex building.
Bakery at Dai-ichi hotel is fantastic.
Best restaurants in Tokyo are all in walking distance, as well as the whole Ginza area.
Free wi-fi, even in the rooms, very fast.
Restaurant Tip:
opposite of the hotel, under the railway, all restaurants are good...

This hotel has NO non-smoking rooms. Our room reaked of smoke. We kept our clothes in suitcases to try to limit the bad smell. No air-conditioning or room fans so the room was warm and no way to get rid of the odor. Mattress saturated with the smell of smoke.
should give a warning on their website about the fact of no non-smoking rooms. I could understand if this was a cheap hotel, but it wasn't.

We have visited Japan four times and on each trip, we have stayed at this hotel. We always stay here at the very beginning of the trip, tour other areas of Japan and then return to Dai Ichi Annex for a few days before leaving Japan. The location-- close to Shimbashi station-- provides convenient rail and metro travel. It is close to Ginza and Shiodome. Cab fare to other parts of Tokyo is manageable from this hotel. The staff has differing levels of English capability, but they are all courteous and helpful. We will always return to this hotel anytime we visit Japan.
Hotel Feature Tip:
This hotel's more elegant and pricey big brother, Tokyo Dai Ichi Hotel, is right next door. The airport limousine bus stops at the Dai Ichi hotel so it's always convenient for Annex guests to book their travel into Tokyo from the airport as well as to return to the airport when it's time to return home. Additionally, the front desk can assist you in sending you luggage ahead to your next hotel (via luggage/parcel transport called "takuhaibin").
