pros : this hotel is in a great location - walking distance for amazing seafood hawker center... loved that. some rooms have a fabulous view of the sabah sunset, absolutely amazing. the rooms are clean and spacious and the bathrooms are clean.
cons: my toilet was literally broken the entire 3 night stay. i had to call the front desk for two days to get them to send their handyman 3 times to my room to fix the toilet that he didn't fix the first two times! this was extremely annoying and frustrating. when i'm working, i dont want to be worried about having my hotel toilet not flush for two days... it's highly irritating. their service needs to be improved and their maintenace of the rooms should be way higher than it is. the buffet was really mediocre. half of it was good, but the other half of the food was not good. they had a lot of fried food for breakfast and it was way to heavy for the morning. the restaurant is stuffy, horrible decor and feels cramped. they should renovate this restaurant and make it more spacious and cramped.

Great location but small rooms.

it is hard to find parking for your car. they do not have parking lot provided for their guest. the staffs are friendly and helpful. breakfast was simple. room is small, but are comfortable. hairdryer is provided upon request. daily newspaper is provided too.

Very nice and wel-located hotel with great views

the room is not big but has everything a traveller needs. the wall-to-wall and floor-to-ceiling window offers a breathtaking view of the city (and the sea, if your room is on a high floor). the seaside markets and the gaya street district are both a mere 15 mn walk. the hotel has no restaurants (only a cafe for breakfast), but there's a local cafe and a kentucky fried chicken just next door, and there are many local restaurants nearby, plus a huge chinese seafood dining area across the avenue that's open until 1am.
Sightseeing/Attractions Tip:
Travel tip: don't miss the little walk uphill to the signal hill observatory near the north end of the city center. a 30rm taxi ride will take you to 1borneo, sabah's new and biggest mall (to the north of the city, next to the university of sabah) where you can enjoy great shopping and dining. the seaside night market and the gaya street sunday market are great spots to observe local life.

Disappointed with the hotel room

The hotel conditionw seems very old and uncleanliness. The hotel room is very small, old furniture and poor maintenance.
There are bell boys in the lobby but they never help us to carry luggage back to our room.
The breakfast in the hotel restaurant is poor, limited choices and not tasty.
hotel do not provide car park, it's very difficult to find any car park in this area.
Nevertheless, the staff performance is kinda impressing me!
I've made a mistake myself where I supposed to check-in on 1st of May but I went to "Kingston hotel" instead of "King park hotel", but the staff never let me to burn for the day one, they manually input the check-in date from 1st of May to 2nd of May and check-out on 4th of May (3D2N). This is so great!

Nice location but the rooms are rather small
less than 10 mins walk to the centre point, warisan square, esplanade.

Bad maintenance

Room was dirty, poorly maintained. Luckily the bed doesn't smell. Fast food easily available but local food around the area taste horrible. Don't wander around alone if possible, not safe. Am malaysian 6 feet and choose not to. Noisy karaoke from shops below. So if you need to, get a higher floor. I was on 4th floor. Will i return. Never.
Nightlife Tip:
Yes, if your on a budget.

Lovely Hotel and service with smile

free internet service which unlimited,is very convenience for my business trip which you no need rush to other place looking for internet cafe. there are a lot coffee shop and the 24 hours kfc just beside the hotel, is near to town and is very convenience to travel every where, the taxi stand is just about 50meter out from hotel.
