Very comfortabel and a great location.

We enjoyed our stay at this hotel because the rooms were large and comfortable. The reception and pool were a bit of a walk as they were in the Holiday Villa hotel next door but we had all the facilities of that hotel at a lower price. The gardens were pretty and the beach area had plenty of sunbeds and towels. A great place to sit and watch the sunset.

quiet retreat on the beach

we enjoyed our few days near to the beach, the pool was big
so plenty of room. the rooms were spacious and kept clean
each day. they gave us better rooms but still not what we were expecting.

Very pleased and happy with the hotel service. Could improve on the hotel room facilities as some of the furnishing are getting old. I will definitely recommend to my friends and I will surely be back again for another holiday trip.
Restaurant Tip:
Go try the Little Mexican Restaurant along Pantai Cenang and Pantai Tengah next to the Lebanese Restaurant. Beautiful food.

We have stayed at the other side which is the Holiday Villa & would stay at the Federal again as you get to use the same things, & the price is cheaper, could do with a bit of upgrade but it was still cleaned every day, we had ground floor looking at the beach so what more would you want. Go to catus for breakfast across the road, which is just great food & value

Basic room but good facilities for the price

We enjoy staying in the swimming pool, my daughter loved it.
There are few good local restaurants outside the hotel but sometime it is worth to get a taxi untill the nearby small town to taste something different and to shop around.

Upgraded to sister hotel, great value

Really good stay at the hotel NEXT DOOR! We were upgraded to the Holiday Villa as we asked if it was available on check in. Lovely beach and grounds. Very close to the centre. Don't go in for the breakfast though, there's a great place opposite the hotel which is cheap and very good - cactus or something.

On arrival I was upgraded to the Holiday Villa Resort which is next door but part of the same complex and uses the same facilities. The room was very large and clean and the staff very polite and helful. The hotel as an ideal location with large private beach, garden area, swimming pool etc. My only complaint is about charging for wifi and the beverage charges. It sems crazy to charge hefty rates for wi fi when all the cafes and restaurants across from the cpmplex provide wifi for free. Also all theses places had better food at much more reasonable prices than the complex. This is why maybe these restaurants were very busy at night while the complex restaurants were pretty empty. I think abit of rethinking is needed as I would certainly have spent more money in the xomplex if wifi had been available free and the restaurant prices were more reasonable. Apart from this, this a great hotel
Travel tip:
Eat at the restaurants across from the complex abs use their free wifi!

Great location with nice environment
Convenient and accessible to many pubs, food, shop and some attractions.

We enjoyed very much and the hotel located at the heart of the area which accessible to many pubs, restaurants, convenience shop, and many others necessity. You can even find many stalls like burgers, noodles, etc....in the middle of the night. Great and fun stay.

Private beach for sunset

The hotel location is good,15 mins walking distance to Cengnan beach, 5 mins by cab (easy to find cab, and not expensive).
The room is big and clean, but have mosquitoes. Walking distance have many restaurants.
The private beach is great to view sunset.
Hotel WIFI, late checkout is chargeable, Over all it is good for family trip compare with the Motel near Chengnan beach.
