Very calm and quite location, different decor, Good service Poorly maintained, below the standard facilities, less preferred maintained compared to Holiday villa i.e.adjoining hotel of same managemnt Not upto the mark as compared to room tariff. Nice & calm place/location. Near to Beach, slightly neglected in maintainence and as compared to group/adjoining hotel Holiday Villa. Service & dining is ok however not value for money and dull interiors.

Great location, the hotel has it's own beach, swimming pool, free parking, great surroundings The room is very poor, everything is very old and shabby, the worst were towels-stinking from humidity The hotel has very good location, close to many restaurants and food stores. It has it's own beach so it was very nice to go swimming early in the morning, while it's not too hot, and then go sightseeing. Right across the hotel there is T-shoppe, which has rental services and travel tours. It was very convenient. We didn't like our room first, then got used to it. Really it's not the best, but still I would stay there again if I couldn't find a place for the same price at this area.
Restaurant Tip : The best restaurant we found is called Orchid Ria, it's situated on the other end of Pantai Cenang beach from the hotel (near Casa Del Mar Hotel). I has best prices, best food and service. Highly recommend.

At the quieter end of Pantai Tengah with lovely views from the gardens to sea.
Perfectly serviceable for a reasonable price Needs more deck chairs loungers in the gardens. If you want more pampering then you need to use the other half of the set up, the Holiday Villa resort. This is a sort of annex that shares the facilities. ...And it is an older annex so the fittings are slightly tired (but still perfectly good). If you pay the higher of the two quoted prices, you get a good breakfast in the holiday villa part and the use of all the facilities. By Malay standards food and drinks aren't cheap so we used local places within walking distance. Everyone speaks well of the Cactus opposite.
The garden which overlooks the beach is well shaded and peaceful. The sea beyond is swimmable - but don't expect the crystal clear waters of the brochures. There was a morning scramble for loungers! The usual towel at 8 am!
Travel tip : Sign in at the Holiday Villa reception! - You waste a walk down to the non-existant Federal Villa one

Right next to the nice beach of Pantai Tengah Some parts of Infrastructure was not perfectly working When we arrived we were helped by lovely receptionists and bell boys. Check-in was processed fastly. Unfortunately we found out that we couldnt lock our main door of the room. This matter should be checked before customers are going in! Nevertheless the problem was fixed at the afternoon and we enjoyed our stay in Langkawi... We noticed that the towels were smelly.Maybe change the washing powder!or start use it! We didnt try the big restaurant... We felt it is quite expensive! Same with the pool bar. But Marios Italian restaurant was very lovely. We enjoyed a great time in a very nice hotel on a beautiful island.

The staff was very professional and friendly. Good services at the hotel. The pool area was nice. Rooms were okay but might need a little bit of refurbishment. We stayed at Federal Villa for nine nights. We liked most the hospitality and friendliness of the staff. The hotel locates at the quieter end of the Pantai Tengah beach, but it was very cheap to take a taxi cab to Pantai Cenang whenever you wanted to see something else. Despite its "quieter" location there were shops and nice restaurants near the hotel.
Restaurant Tip : We found Sheela's restaurant nice.

Front desk staff's skill is so poor that many travelers complained. It is not a recommendable resort hotel.
Facilities are not so old but it has poor maintenance. Also over-decorated.
Room smells. Water supply pressure is not enough.
Software is terrible. Front desk person has poor skill and is too slow to check-in quickly.
Many travelers must be lined over 15 minutes.
Unfortunately, even check-in, welcomed smiles can not be seen.
Overall, considering reasonable prices , this hotel is not recommended level for customer's satisfaction. Please discuss what is the most important for resort hotel.

Comfortable, spacious room, many restaurants on-site and nearby, many amenities on-site and nearby (bars, grocery stores, scooter rental, internet.) The Federal Villa Resort is actually part of the Holiday Villa resort. (Just go to the Holiday Villa reception.) Upon arrival we were led right to our spacious, well-appointed room. The bed was very comfortable and the shower was fantastic. After settling in to our accommodation, we walked to the beautiful, uncrowded beach. Even at the highest part of the day, there was still plenty of chairs available. The swim-up bar was a treat too! The restaurants nearby were great - especially L'Osteria and the Japanese Restaurant. There were many special programs at night for the whole family. For the price compared to other beach destinations this resort was on the cheaper side but that doesn't mean that you missed out on anthing. I would recommend this resort to everyone.
Restaurant Tip : There are great restaurants and cafes nearby - Cactus, the breakfast joint across the street, and L'Osteria, the Italian restaurant, were especially great.

Ample parking space, connected to an exclusive beach The check in process was too long however the checkout was very efficient The check-in process is slow while checkout was extremely brief and fast. The hotel is centrally located with plenty of good hotels and restaurants with a vast variety within walking distance. Serves vegetarian food. They have good conducted tours for visitors . A detailed map is also provided free of charge. The breakfast spread has a good variety Chinese continental etc. The waffles are a must. Hotel very clean and a very friendly efficient staff.

The location is just amazing, right at the end of one of the best beaches in langkawi, white sand, clear warm water. Walking distance to many restaurants, 15 min to the airport.
The hotel's swimming pool is also great! Room looks old (furniture, linens, etc looks like they are from the 80s) and a bit worn down.
Our bathroom wasn't clean when we checked-in. Given the price we paid for, i think we got a pretty good deal. the hotel is in a great location, we loved the swimming pool!
the main negative side was our room but given that we spent very little time there, it wasn't so bad.
Overall, I think it is great value for the money and would stay again there.
Sightseeing/Attractions Tip : The sunset dinner cruise and mangroove cruise are certainly worth the money. The sunset dinner cruise starts very close to the hotel.

Langkawi itself is a wonderful mix of cultures. The whole island is very relaxed with no big shopping centres or even a large major town. Very different from neighbouring Penang.
Sightseeing/Attractions Tip : Rent a car so you can visit the islands attractions. I would recommend highly the Oriental Village and the Craft/Culture Museum not far away from there.
