Very nice pools and next to beach
Paying for Federal villa but allow to use the facilities from Holiday Villa A bit run down but that was expected Recommend for those who like value for money. The price is very affordable and facilities are great and the room airconditioning is working very well. The room is, however, abit old but if you intend to spend most of your time on the beach, by the pool or travelling around the island then this will do just fine for you.

We booked 3 nights @ Federal Villa Standard room and as per our experience a) Room is spacious and has good ambience b) Welcome to use the Holiday Villa, Nearby resort facilties like pool, resturnant with Federal price c) Resort close by to good Resturant is an added advantage c) Close Port malai for any king of Island Tour We found the hotel has scope to improve on a) Federal villa Reception area as it is deserted with just Phone and nobody around b) AC was not effective c) Mosquito in Rooms but room service can provide repelaant /spray. d) Breakfast is not included as part of aggoda booking, and also bfast at Holiday villa is not worth the price. e) don't have Dinner/Lunch/B'fast at Holiday vilaa as choice is very limited...prefer going out as plenty of resturnat outside the Hotel Good:

Room was dirty, wet (due to AC leakage), and smelled. Mosquitoes in room. This could be an amazing place to stay due to its fabulous location on the beach, unfortunately I couldn't wait to leave! The room felt unclean, the sheets smelt of damp and there were puddles of water on chairs/ dresser. The handheld shower was virtually impossible to use. The hotel itself offers a down-at-heel version of luxury eg although you can have cocktails on the beach (watching the sunset), nobody clears up glasses; there is a jacuzzi, but it is cold! Breakfast was not included. I would not stay here again.
Restaurant Tip : Across the road from the hotel there is a good-value, friendly place for breakfast.

Location, beautiful beach and nice pool Expensive food/drink
Staff not very friendly, can be quite arrogant and rude
We changed 2 rooms as one room the Aircon/Curtains were broken. The next room was very damp, carpets and walls were wet. If you can get a good price and are not spending much time in the room then this is a good option as the beach is lovely and the pool is lovely.
However, this is quite far from the main road and the cheap restaurants, so you may want to rent a motorbike. The food at the hotel is very expensive and not great quality and so are the drinks and the the internet access. It lacks that personal touch because its a large chain.
Shopping Tip : The place across the street from the hotel (T-Shoppe) is great to rent bikes and its a great way to see the island a get around

Quiet location, close to restaurants etc.
Large rooms with great views. Beds were very firm and pillows were soft. This hotel was in a great location, quiet whilst still being close to all amenities. The room was large and had great views over the the gardens to the beach. It is part of the Holiday Villa hotel. A fair way from reception, but it is worth the stroll as it is so quiet. Breakfast was not included in the cost, but there was a lovely local restaurant right across the road, "The Cactus". Hotel staff were friendly and helpful. We would definitely stay here again.
Sightseeing/Attractions Tip : Definitely head to the cable car as the views for a cost of approx $9 AUD per person, were the highlite of the trip.

Under same management with 4-star Holiday Villa, with excellent swimming pool & beach, but with reasonable cost. a) Towel is not clean enought, having kind of smell. b) Room facility is old. In 2nd nite, my room air-cond broken. After complaining, they switch us to another room. Staying in Federal, enjoying 3 star cost with 4 star resort facility. I think it was worthy to go.
Sightseeing/Attractions Tip : Yuan Spa is really good, which is just opporsite to main enterance of the Holiday Villa hotel.

We liked the friendly and knowledgeable staff who attended to us. The rooms are spacious and there was sufficient amenities for our usage. It is within short walking distance to the beach. We had to walk for a bit to get to the pool, there didn't seem to be any 24 hr counter/ reception at federal villa itself, we had to walk to holiday villas to get information/food/to the restaurant. A suggestion would be to have some patrolling done at federal villa, it would feel safer to know that there is some sort of security in the area. Also, the period of stay when we were there, the pillows and beds had a musky smell as i think the room was vacant for quite some time. I am impressed with housekeeping, they were very efficient and tidy. Federal Villa has a cosy chalet feel to it afterall and It makes a pleasant stay for short trips and the charges are reasonable too. A decent 3 star accomodation that had met expectations.
Nightlife Tip : The beach bar near the pool makes for a romantic spot especially at night. On weekdays, it is less crowded. The tranquility is brought about by the scenic night sea view and cosy setting of the beach bar. Take a stroll or get a cocktail. Relaxing ambience to while the night away.

Very beautiful, green, with beautiful scenery. exactly on the beach, quite big hotel. rooms are clean. location is also good, near to airport. reasonable price. I don't see any weakness in the hotel except that they don't provide complimenatry water. I think this is hotel has all the things which a customer look for. It is reasonable price, neat & clean. having all the facilities, like swimming pool, beach, water sports, indoor games. Good place to stay. Location is also good.
Sightseeing/Attractions Tip : Hotel is very good to relax, having its own beach. Islands tour ferry starts from very near to hotel. you can get car & bike on rent outside hotel from T-shop

Poor in room facilities,not so friendly front office and rooms not very clean. When we first check in to the hotel, we encountered gloomy looking front office staff. They are not very helpful either when we ask to borrow a pair of fork and spoon for our room. They just simply ignored our request with the excuess that we have to order in house food to get it. Furnishing in the rooms are quite old and run down, and the electric kettle that we have is rusting pretty badly. There is no safe-deposit box to keep our stuff. Federal Villa is not as well furnish as compared to Holiday Villa which is under same management and in the same premises. Manage to take a peek into one of the Holiday villas room and can clearly tell that it's a world of difference from Federal Villa.
Sightseeing/Attractions Tip : It's advisable to rent a vehicle from the start and do a self drive if you have the license. Try driving up to Gunung Raya for a great view of the island and fresh cool air. The temperature can be as cool as 18 degrees. If you are at Pantai Chenang area, try the food at Palm View Seafood. We orderded the deep fried squid and taste pretty nice.

Good rooms very clean no mold, great air conditioning. Excellent pool, and beach facilities. Great room service. The hotel was excellent value for money. Staff very friendly and helpfull. Rooms were cleaned a tidy every day, Good size rooms, shower was smallish. great views and gardens. Some areas required maintenance. The pool and pool bar closed too early, should be extended until at least 9.00pm. exceeded our expectaions, definatley value for money would reuse.
Sightseeing/Attractions Tip : Check out the cable cars. Getting around was very cheap by taxis.

friendly staff and locals This hotel was excellent.When we arrived we were upgraded to a better room in Holiday Villa (part of the same complex)for free,a problem with the air conditioning apparently. The hotel is beautiful inside and out.Room was fantastic.good tv and balcony with a great beach view.Nice staff and locals are wonderful people.unbelievable pool ,its HUGE! great pool-bar and terrace with views of pool and beach.All over great value! Terrible buffet dinner though. But al a carte menu was quite good. Food all down the street the hotel is on is better and cheaper.
Restaurant Tip : Breakfast across the road at Cactus restaurant is excellent and cheap.Try 8 dollars for two!!!!

It has like the biggest beach and swimming pool of all other hotels nearby! I tell you, the swimming pool was huge! I simply love it! I visited some other hotels nearby which had higher room rates and their beach coverage and the size of their swimming pool is completely nothing as compared to Federal/Holliday Villa. Once outside the hotel, you will have rows of convenient shops and restaurants and small shops to occupy your time when you’re free. Their prices are fair if compared to those within Federal Villa. However its location is a little far from Kuah Town but since we rented a car so it wasn’t much of a hassle for us. By the way, we had an tour on our last day which alsted until 3pm or so, so they asked us to check out early in the morning and we will be provided a place to store our luggages and once we returned from our tour, they will provide us a place to shower and leave happily and cleanly to the airport, this, I like very much, they really took care of us. Our room experienced water leakage! We didn't really realize this until we started to feel that the humudity in the room was too high, the sheets felt damp all the time although after they changed them in the morning! Kettle can’t be used to boil water as it will short circuit the electricity flow in the room. The shower was quite small with the absence of a bathtub. The bathroom door was slightly displaced from its hinges on the wall thus the difficulty for me to open and shut the door when using the bathroom. We spent very little time in the room due to our packed schedule so we didn’t bother to complain but seriously, this is the least maintained hotel room I have ever encountered. The flush of the toilet was problematic and so was the TV which will hiss for an hour or more before it quiets down… How weird is that? Lastly, they serve the most expensive meals ever! It is worth the stay if you are up to voice out if anything at all discomfort you in the room you were given. I see that their rooms are really abundant so I guess to have your room changed won't be much of a problem for you. And you don't really need a car there if you don't plan to go arounf the whole Langkawi but since this was my 1st trip so I rented a car for my own convenience to travel everywhere else. The beach and the swimming pool, I must emphazie again, they are gorgeous! Don't forget a dip into their swimming pool if you are there!
Travel tip : Leave the hotel for the restaurants outside to dine, dining in was so costly for me! If there's anything you don't like bout the room, call them and request a change of room or have it fix. All in all, you should be able to enjoy yourself.

Federal Villa has good location, walking distance to Pentai Cenang, some nice restaurants nearby. Hotel has nice swimming pool and the beach is also quite nice. Rooms are old and in need of refarbishing. It stinks in the room - I think it is because of the huminidity. Rooms could be more clean.

Cheaper than adjoining Holiday Villa but with access to all Holiday Villa facilities.
Quieter location
Easy walk to beach Rooms are smaller than Holiday Villa but you get what you pay for. Federal Villa shares facilities of Holiday Villa but is cheaper. Federal Villa is owned by the Government and was originally designed as holiday rooms for Government employees. Holiday Villa has the management rightsfor Federal Villa. Check in is very good as is check out. I have very little to complain about. The pool is large, well maintained and has a swim up bar. The hotel food is on a par with most resort hotels, i.e adequate but a little overpriced. However, there are many excellent restaurants just outside the hotel. Cactus, across the road has excellent breakfasts. I ate at most of the restaurants outside the hotel and they were uniformly good at very competitive prices. Taxis are plentiful and cheap and the fixed prices are shown on a board at the concierge.They are honest too. Lost my phone in one and enquiries at the taxi station at the hotel led to it being returned two days later.

The hotel is located at Langkawi famous beach and has quite a lot restaurants nearby. Hotel facility is poor, eg toilet can not flush and towel is smelly. Restaurant Tip : Food is good at Chinese restaurant.
