Very Close to most Attractions in Makati,

Price. This was a great hotel. The room was huge with a large kitchenette and a balcony with a great view of the city. It is located in a safe area in Makati, and with really friendly staff, I would definitely recommend this one!
Shopping Tip : Shopping at Greenbelt Mall is only 2 blocks away!

Close to shopping, Friendly staff. Good clean furnishings. Rom 402 has no hot water. A cockroach was in the bathroom when we woke up the next morning. Breakfast menu should include fruits. Shopping Tip : Very close to shopping area which is a plus on our schedule.

Other than the Aircon, everything's great with this condotel. It is near Greenbelt, and near everything!

Near the Greenbelt area, near shops, working AC, our room had a kitchen, quiet area, good water pressure.. Out dated furniture, bathroom not so nice, a bit hard to find. The BSA Mansion Hotel is a great place for those that are looking for a cheap hotel for no more than a couple of nights stay near the Greenbelt area in Makti, Metro Manila. It's not a fancy hotel and it doesn't have any luxuries. The AC unit in our room was fairly new and worked well compared to other cheap hotel we've stayed in, in Manila. The bedroom and the kitchen/living area was separated by a glass wall and most of the furnishing looked very old and worn. It's a good place if you want to eat a few meals in your room. We didn't try the breakfast, but it will be delivered to your room and you have a choice from a range of local choice off a menu that's in the room. You need to order your breakfast before 10pm. Overall this is a decent place for the money, just don't expect too much.
Restaurant Tip : If you're staying close to the Greenbelt area you just must visit the Tapas restaurant on the 2nd floor near the Cinemas there, as it has excellent food. A must try is the garlic chili gambas (prawns) as they're out of this world.

Great staff for a foreigner. Value for money so no complaints really. Was welcomed to the hotel by friendly and helpful staff. Nothing was too much even to come out to the street and point me in the right direction. Taxis called when i needed and maps drawn to show me. Advice readily given on eating and drinking. Everything contributed to making my stay most enjoyable.
Restaurant Tip : close to all the big malls.

There is nothing in the hotel that is a selling point. As a matter of fact you should remove this from your listing if you want people to still use your website to book for their hotel accommodation. This condotel need a total renovation. The rooms look old and smells old. The cover of the window type air conditioner in our room literally fell off the wall. The beddings were so old and worn out. Me and my husband and four other couples were very very disappointed with BSA Mansion. The condotel in general was dirty and smelly. The condotel did not by any measure match the advertised amenities of the condotel. There was no service at all. The lobby was dirty, the linens were old. The beds were old. The air conditioner vents were not working. The only reason why we did not leave the hotel was because we had already paid the full amount for the days we had reserved for and was afraid we cannot get our money back. The management of the hotel should look into their facilities.
Travel tip : I found out that there are a lot of better hotels nearby and I will not recommend BSA Mansion to anyone.

I stayed just one night to drop by Manila. So I wanted to stay at a cheap hotel. This hotel is really comfortable but the doorman has gone somewhere every time.
Shopping Tip : Next to this hotel, there is a convenience store. U can use it even in night time.

Hotel Feature Tip : The 24 hour convenient shop at the foot of this hotel is excellent. You can get stuff such as drinking water, coffee or tea, snacks etc 24 hrs a day.

I wasn't notified that the room next to me was getting renovated. I was woken up really early in the morning because of the lack of courtesy of the hotel's staff. It would have been great if was was notified alot earlier. I was really annoyed as the workers next door made a lot of commotion.
