The only bad thing is you can only get wi-fi service at the lobby, and the door of the room is quite fragile, it makes u feel insecure 'cause it looks like it is very easily to break in.

Very spacious old hotel clean and nice
The room is more like an apartment with a kitchen and living room area and a balcony as well

There is no free breakfast and the room service is so-so and expensive. However, the rooms were a great deal through Agoda and they are very nice rooms, very large and alot of light through the balcony windows. I enjoyed staying there.
Hotel Feature Tip:
Dont get the room service. It's over priced and not so great.

well, what i like about mabini mansion its only rm for 4 days 3 night with 3 stars quality.. but what i hate is the receptionist are very unfriendly to guest(s). uncivilized person i think!!!? because they did'nt help us a lot to make a journey in that country.. i don't know maybe they have to sit for hospitality courses to improve thier skills in how to serve guest better

i liked the hotel i can't imagine that was a six story contverted mansion. our first room was next to mabini street a corner room very noisey all night from jeepny horns and extremely loud exhaust pipes sirens and car alarms also roosters crowing in downtown manilla. we asked to be moved to a quiter room. it was much quiter.

the location of hotel is good...easy to go anywhere from there..the rooms are big & have kitchen if one want to cook. hotel staff is friendly. 7-11 is just opposite to hotel.
hotel rooms are very noisy ( day & night) as just next to busy road. room are old & need to be painted atleast. bedsheets looks very old too. the windows need to fixed urgently. & also good if there are curtain on window.

This hotel is located one block away from the National Library & historic Rizal Park in Ermita. The hotel was built in the 1980's as "full-service apartments" and the room I stayed in looked like it had been kept as good as it could be from that era. I stayed here because the price was low and the rooms were large. Overall, the stay was good and I extended my stay for 4 nights because the location and size of room could not be beat for the price. The lighting was rather dim. The kitchen had pots and pans with tiny holes in them, so I did not use them at all. The balcony was non-functional, but strangely my sliding door was unable to be locked (not that I was worried anybody would try to get in 4 floors up off the ground). Additionally, my sheets were never changed during my duration, yet my bed would be made upon my return. The bed sheets appeared clean, but I noticed they were never changed due to a spot in one place which never went away. There was a decent size refrigerator/freezer which helped keep food safe from the ants which were ready to jump on anything you laid out.
So I guess it depends on what you are seeking. If you are looking for luxury accommodations, then I would suggest paying the extra money to get one of the fancy made up rooms, but if you are just looking for a spacious place to rest your head, it might be perfect for you.

we have stayed at this hotel a few times now.this time we stayed in this hotel for 1 night only.the hotel looks older and shows some signs of aging but our stay was great.the hotel is close to roxas boulevard and robinson's mall.we remember it as good area, but now it's different. as standard beggars in around the surrounding area.
