Not on the big loud street, so you can sleep at night. But it is very close to the action if thats what you are looking for. Easy to arrange a bike to get elsewhere as well. Dont bother with the free breakfast, its just a sweet tea and a questionable sandwich. No complaints.
Sightseeing/Attractions Tip:
Beach in Baija is best around.

room is very old, facilities are also very old, they even forget to tidy my room! breakfast is ordered from outside! there is no any other services in this hotel, even can not boil water to mix a cup of coffe.....; good location as few mins. walking to the main street, and the beach.
Shopping Tip:
Nothing could be found if you wish to but some tradition Taiwan product.

no maps, no information and no coffee!

the first thing i noticed was a horse-sized dog sitting in reception. he was actually very meek, but it was a bit of a shock. there was also a paddling pool (in reception) and an old man watching baseball. no-one spoke english and there was no information about tours or stuff to do.
my room was on the side, just above the scooter rental people who sat under my window shouting in chinese until late at night. escaping to the beach across the road i was set upon by a pack of stray dogs.
the worst thing though was that although there was a kettle in my room, there was no coffee available. it was a miserable experience.

cons: breakfast was not good; what they had was ice tea/coffee and sandwich; that's it. also, they didn't have any bath-curtain in the bathroom. so, whenever we took shower, the water spread over all the bathroom, creating inconvenience.
pros:
however, other things were great. this is close to everything, especially the main kenting market was withim 5 minutes of walking distance, has a family mart embedded within the building, and nice beach within 2 minutes of walking distance.
the rooms are old, but very clean. so, i didn't have any problem. moreover, the staffs were very helpful. good value for the money we paid.
also, i liked their massage chairs in the lobby; nt$10 for 3 minutes.
Nightlife Tip:
There are some cool night-clubs and bars in the Kenting market, within 5 minutes of walking distance. Try them out. Also, they have some good sea-food shops in the market.

Old hotel with very old rooms

I was very disappointed with this hotel. I reserved a "Bungalow Family" room but was not give one upon check-in. The room we received was for 4 people but it was in the main building. The room condition was horrible...stained ceilings, dirty walls, dirty carpet, walls falling apart, old furniture and bedding, etc. Everything in the room was old and outdated. Basically a dingy, old hotel room but unfortunately I did not pay for a dingy, old hotel room. Room condition did not match the price we paid.
Our walls and door were very thin so you could hear everything in the hallway. I think this is more of a "party" hotel because we saw tons of young people but no families the entire time.
They did have free parking out in front (not a lot, but just a strip of sand/dirt). Good location, very close to start of Kenting night market - western end. Family Mart is RIGHT downstairs so some people may like that.
Breakfast was two options (very simple food) and you pick it up from the front desk in the morning. It is not a buffet.
Overall was very disappointed with this hotel and our room. I was expecting a much different experience. Would definitely choose a different "budget" option in Kenting.
Sightseeing/Attractions Tip:
Don't JUST go to the beach in Kenting. There is tons of great hiking nearby!

Family Mary is connected to the hotel so it is very convenient. The barking dogs makes it quite loud at night. There is some sort of kennel or something very near. It is usually okay until they all start barking an howling. The house dog growled at me, so I had to use the rear entrance.
