We stayed just one night on the way back to Bangkok. The hotel lacks the atmosphere of other hotels in the area but the rooms are comfortable and the staff were helpful, friendly and organised. Our breakfast was prepared early by a very nice woman and tasted pretty good.

Boutique hotel in quiet lane
Clean room and bathroom, comfortable bed but pillow a little hard

No elevator so my 80 year old mother had difficulty climbing the stairs. Convenient location.
Travel tip:
Ask for room on low floor ie 2nd storey if you don't like climbing stairs.

This is my second stay at Portico 21 and I would do it again. All is good here. One note this time is that the bed is a bit hard, but other than that, can't complain.

It is just off the main road and by the old city. The staff helped me when I had trouble with a flight. Very friendly, helpful, and good English. Great breakfast. Look no further.

for roughly a night, this hotel is exceptional value. the location is great (tucked down a small back road so is very quiet but is still right outside the old city walls), the staff are very friendly and helpful, the rooms/hotel are very modern, clean and spacious and the breakfast was great too.
nothing to fault this place, a really great hotel

modern hotel in heart of chiang mai

we stayed here for a few nights, was in a good location, the room is modern and looks nice. the only problem was that the air conditioning took a long time to cool down the room. in fact, we had to leave the AC on when we left so that it was cool when we got back to the hotel. overall was a good place for a good price. 7/10 stars for us

Very homestay hotel at a good location

this hotel located at very convenient place. near to nite market and the river.
interior is well kept at a very home-stay level. the lady housekeeper is very helpful and hardworking. we happened to visit different level. the 4th level is newly done up i think, its look brighter and cleaner than other floor. but you need you carried your luggage up..no lift.
generally,i recommend to someone who need a decent homestay accommodation at a great location.

Return stay at this quaint little hotel

This is our second time staying at Portico 21 while in Chiangmai. Location is perfect as the hotel is located just a couple of minutes walk from Tapae Gate in the old city. Nothing fancy, a nice family-run place to explore Chiangmai from. You can pretty much explore most of the city from the hotel.
