Dirty rooms but next to the evening mark
location, parking
Room floor and bathroom were dirty maybe due to busy holiday period. Breakfast selection was good though, both western and thai.

Stay at Royal Lanna Hotel Chiang
First night checked in, there's pee stained under the toilet seat and used soap bar in the bathtub. I had paid for two nights and only got one day pass for breakfast. Question hotel front desk and they said I was supposed to check out, rudely. Had to show them my confirmation again to get my second breakfast. Breakfast wasn't that great, for a expensive hotel it could had been better.

Well travelled and worn
Stay started on poorly!,checked in a got two superior rooms on the 11th floor, that bared little resemblance to the pictures posted on this site. room was worn out shabby, with broken tiles in the bathroom, cracked tiles on the floors, towel rack coming away from the wall, only 1 light fixture functioned, no room safe. certainly not a 3 star room , 2 star maybe! I could go on about the drapes that needed cleaning 5 years ago, same with the Ac filter which we had to turn off every 4 hours to defrost it as it froze solid due to lack of airflow. We were about ready to check out and find another hotel but decided to upgrade to a deluxe room which was somewhat better appointed and had a safe, cost was an additional $10 per night per room, but at least there had been some effort to maintain the room and there was a safe. the deluxe room could be classed as 3 stars barely so if you stay at the Lanna I recommend you don't pick the superior room, you will not be happy unless you are looking for cheap, and there are plenty of boutique hotels within 200 yards that offer better accommodation. Other items of note about the Hotel: breakfasts were not exciting I would have skipped buying them if I had an option glass elevator is west facing and the AC was turned off/not working in it, so after 11 am you can imagine sitting in a glass box facing the full Thai sun and heat. Superior rooms are bare bones including the TV channels, my Thai wife thinks they were no cable but from the regular antennae on the hotel roof. Beds were hard in all rooms ( we stayed in 4) even the wife who is happy to sleep on the floor when she stays at the temple complained about how hard they were. NO three pin plugs ( so bring an adapter) superior room had a single free outlet, which is all in all I would give this hotel a miss.
