superb value for money

I can honestly say that this is the cleanest hotel I have stayed in in Thailand. The staff could not have been more helpfull. The rooms were a good size with excellent shower rooms.The breakfast was adequate. The location was in a quiet area away from the main part of the city,which suited us. It was a 10 minutes walk to the Narawat Bridge over the River Ping.
There were plenty of red taxies or tuk tuk's to take you anywhere you wanted. Three of the most popular restaurant/bars, on the Ping are just 5 minutes walk from the hotel. We wouldn't hesitate to stay here again.
Sightseeing/Attractions Tip:
The hotel staff will arrange for you to travel to any of the many attractions aroung Chang Mai. This also includes car or motorbike rental.

we really enjoyed our stay at sakorn residence. the rooms were nice, clean, and more stylish than i expected, the pool is excellent (albeit *freezing* cold and always in the shade), and the night market is within 10 or so minutes walking distance. the downsides are that the staff isn't particularly helpful (they're not rude--they just weren't as eager to help us solve problems/find things/etc. as staff we encountered at other southeast asia hotels), and as of november 2011 there is some pretty serious construction going on next door that doesn't look like it will be ending any time soon. it didn't make a difference for me, but did for my husband who is somewhat of a light sleeper.
Shopping Tip:
The Chiang Mai Sunday Market is *incredibly* crowded and didn't seem to carry much different merchandise than that we encountered every night in the regular night market. I enjoy markets very much, but this one had so many people that you couldn't walk through the place, let alone stop long enough to get a good look at anything. It's certainly very lively, but it's not for everyone. I enjoyed staying on the outskirts where the food was and there was more space to peruse.

stayed 3 nights there with no regret. Room Service was great and friendly staff. This hotel apparently run by family member. So, you will expecting "family style" hospitality. Location - Very short walking distance to riverside where the Loi Krathong festival been held. Walking distance to Night Bazaar Market too.

an excellent hotel and located in a quiet residencial area, with a short 10 min walk into the city. the rooms were large,clean and comfortable. the staff were very efficient both at reception,breakfast and pool area, definately service with a smile and very helpful. when i return back to chaing mai next year i will certainly be booking this hotel again.
Travel tip:
A good restaurant towards the rear of hotel with excellent food and very good live music

i really prefer this hotel because the bed!!!. It is very comfortable. Also, the breakfast is very delicious even, it isn't a buffet but they are provide for u enough like many choices to choose such as American breakfast, rice soup or fried rice. Moreover, they serve you with fruits, brownie and coffee or tea by yourself as well. about the service is over my expectation. I will be back here in next time.
Restaurant Tip:
nearly this hotel, u should gonna Good view restaurant or Riverside. So, you can choose to eat in the riverside or on a boat along the Ping river. Dont miss it!

the hotel rooms are very large and comfortable and clean. located approx 10 min walk to city along river. in a quiet residencial area and the pool is very private. staff at the hotel are fantastic and cannot do enough to help you. definately service with a smile. breakfast was adequate and cooked to order, very efficient and attentive staff.

Great rooms but on the edge of Chiang Mai centre

Very good rooms. Nice, modern and spacious. It was a little out of the way, but only a 10-15 min Tuk Tuk ride. It was nice and quiet too.
The dining was really only breakfast, as it closed at 6pm. Not too much choice, but was quite nice. There were restaurants close by that right by the river.
Restaurant Tip:
Head towards the river and try out the "Volcano" cocktail at the Good View restaurant. Very exciting and tasty cocktail.

It's my first time staying at the hotel as I made decision from the reviewed on Agoda and booked so there's no surprised. Everything is as expected. The staff are nice, the breakfast is good and the hotel is very near to Ping river and many nice restaurant.
