minimal fitness centre, little variety for breakfast
A good place, right on the Cha-am beach, which by the way is pretty crowded on weekends and public holidays. Although we paid for 2 deluxe rooms, our rooms were totally different, one better than the other. When we asked why, were told all rooms had different layouts.
There is definitely little choice for breakfast and the fitness centre functions as an internet room too. Really minimal, with only 3 workout machines.
Its a good place to stay, but definitely not 5 star, I would give it 4 stars.

A great small personal Boutique Hotel which is actually on the beach road and accessable to all the small street vendors, bars and many 7 eleven's so you do not have to pay resort prices
Staff not great at English but they more than make up for this in effort and politeness. Water pressure could also be better. The gym facilities are also poor with aprox. 5 pieces of equipment put in a converted meeting room

The room was very modern with four poster bed and flat screen TV. They even had two of the sport channels which many of the big resorts do not seem to have. The swinning pool is nice and looks very beautiful when lit up at night. The gym facilities are also poor with aprox. 5 pieces of equipment put in a converted meeting room. Of an evening, we walked up and down the beacj road where we had many options (for Cha-Am)to visit a different bar or food stall. Cha-Am is not Pattaya or Hua Hin and makes it a great quiet relaxing break by the sea for a couple. Transport is expensive getting around which is important that you should stay by the beach area if you do not want to hire a bike. cha-am is also a lot cheaper than Hua Hin so far better value for money

Problem is that Cha-am is a little quiet compared to Hua-Hin, however, this is where we were looking for so therefore this resort was perfect. The staff was very friendly and willing to help us. The rooms were very clean and it looked good. The bathroom, however, was a little standard. The rooms also come with a nice balcony where you can relax. THe swimmingpool is really nice and big. The restaurant is not the coziest place, but there are nice restaurants in the neighborhood.

Excellent swimming pool and landscaped grounds as well as an ideal location. Staff were quick to respond to requests and we were welcomed with cool towels plus a glass of apple juice.
Not every sheet on our bed was changed and we had to ask for the staff to remake the bed with a bottom sheet. The breakfast is a buffet now compared with one year ago whereby one could order a basic American style serving in using their voucher. So the breakfast experience was not as good as before.
Restaurant Tip : Go to the seafood restaurants down by the jetty. Great food whilst not expensive. Try to ignore the hawkers which are even more prevalent along the main beach areas.

I stayed in Villa 1 which was very nice, excellent air con with bug filter, so no bug hunting.
The villa also had all True Sports channels which was a big plus for me.
The villa was very clean.
Good beds which is unusual.
Excellent pool open 24/7.
No full body mirror in the villa, there should be one in the villa with good lightning.
Not so good water pressure in the shower.
Internet access should be free at five stars.
Breakfast very limited.
I stayed at Bannpantai resort in Villa 1 for seven nights with my girl friend.
The staff was nice and helpful and room service was quick.
The in location in Cha-am is very good with everything at walking distance (restaurants, ATM etc).
Some noise could be heard at some evenings from the street but at 23:00 it was quiet.
Hotel Feature Tip : The hotel pool is excellent and open 24/7, so I very much recommend at nightly swim after dinner.

Walkways too uneven.Internet access could be improved
A good value boutique hotel. The location is ideal,central, and right opposite the beach, while still remaining quiet and relaxing.The pool is first class for a resort of this size,there is no chance of overcrowding.The restaurant and friendly staff combine to make a stay here most enjoyable.
Travel tip : Select a ground floor room close to the pool.

The Bannpantai is a great boutique hotel, ideal if you wish to relax.For a hotel of this size the pool is a great facility, there is no chance of it being overcrowded.The location is very central in Cha Am, while still being quiet and peaceful.The restauarant/breakfast area is opposite the beach, with good value meals fresh from the local market.Good value, good service,friendly staff.

Nice decor, stylish, clean, very friendly and helpful service, next to beach, pool and gym facilities were clean and satisfactory, a cut above the other options for staying in Cha'am. Good balcony.
My room smelled of lacquer or varnish. The breakfast was okay. There was no free WiFi as I was led to believe in the ad (have to buy a card, whereas cheaper hotels have free WiFi nearby).

Hotel Feature Tip : You can rent a bicycle for about a dollar/hour and cycle by the beach. The beach is good for walking in the morning, about 45 minutes each way.

Nice staff, excellent rooms, good Thai food, easy to get to from Bangkok. Super front desk crew who arranged private taxis to go to Hua-hin, massage lady by the pool and internet services.
The actual beach in front of the hotel is crowded and one of the worse Thai beaches we have been to. Stay off the beach and life is great.
The trip from Bangkok to the hotel is very easy and interesting. You can easily get there in about 2 hours from downtown Bangkok. The hotel is well set up, and the staff is excellent. We had a Jacuzzi villa and it was perfect for two adults and one child. The extra bed allowance allowed us to not worry about having to split up our family. We had excellent Thai food for dinners. The pool is great for people who want to cool off and sit by it for drinks and social life. It was far better staying the quiet hotel than going to the busy street beach. Even though we were close to the lobby and near the street, noise was not a concern. Hotel was very clean and yard maintenance was perfect! We got to see them harvest coconuts, arrange flowers, and pick out any type of dead plants so each and every plant looked perfect.
Shopping Tip : If you need Thai gifts to take home, a short taxi ride to Hua-Hin gives you a huge night market or the big shopping mall. Private car will take you there and wait for you until you are done shopping or eating. Our trip and 4 hours only cost about 25 USD.

Freeform pool, modern rooms
Significantly overpriced for what you get. Cramped layout, no view of the sea, staff appear to be inexperienced in hospitality, thereby creating a sense of indifference to guests. Marketed as a 'boutique' resort but fails to deliver in every respect.
In contrast to previous stays courtesy of Agoda, on this occasion I was very disappointed. Having stayed in many different hotels in Thailand in my six years of living in Thailand I felt that the Bannpantai is trying desperately to position itself as being much more premium than it actually is. I would pay upto 2000 Baht maximum to stay here, not the 'reduced' rate I ended up paying: First of all it is a victim of its location in Central Cha-am, with a busy road in front and beachside parking, separating the hotel from the beach. The beach is packed with parasols so in fact there is very little sense that the resort is anywhere near the sea with such a restricted view and no sea breeze (unlike those resorts further South along the coast). Whilst the room I stayed in was of reasonable quality, it felt a bit cramped. The in-room amenities were standard, with no 'special touches'. The inclusive breakfast is served 7-10am and unlike other resorts I have stayed in, is strictly reinforced. Anything beyond 10am, you pay for. It is served in the open restaurant which is adjacent to the busy road. I also didn't get any sense that there were many staff on hand to take care of guests and when you actually did get to speak to them, there was no authentic sense of hospitality. Whether it's the international hotels or some of the locally run small hotels (by families who really enjoy hosting guests), it's usually not very difficult to find the fantastic Thai welcome when staying in Thailand where you get the sense that the enjoyment of your stay takes precedence over anything else. This is not the case at this resort.
In summary, this resort is 'fine' and at a good standard from a functional point of view; but it lacks the 'magic' that is easily found elsewhere at resorts priced at a similar level in this area.
I reiterate that part of the problem is this resort's location. If you're looking for a relaxing holiday by the sea, don't go to central Cha-am
Restaurant Tip : Avoid Central Cha-am's restaurants and streetfood... It's all fairly mediocre (by Thai standards). Instead, head further inland and also further south towards Hua Hin

Restaurant good but not as good as rest iof facilities
I was in need of rest and relaxation and it was very easy to get that at this lovely hotel. Everone very helpful I was travelling alone and they took away a lot of the stress including recommending the best bus to Bangkok (much more comfortable half the price and faster than the train.Food was Ok Breakfast however i thought ws very good plenty of choice and everything fresh.
Massage was amazing, avaliable by the pool or in your room. very professional and cheaply priced.
I would recommend this place to my friends and would happily stay there again
Travel tip : Easy to get to Hua Hin. Would suggest the bus from and to Bangkok 2 hrs and cost 160 Baht. Air con and comfortable. Taxi to bus station 30 baht
