This hotel is next to nothing. The cafe downstairs closes at 5pm so if you need anything you will have to rent a motorbike, walking really isn't an option. Inside the room it smelled incredibly strong of moth balls or another cleaning agent. My clothes smelled for days. There was a nice balcony that overlooked trees. It wasn't a horrible place but since we are here during low season we chose to change to an actual 3-star hotel since they're all 60-80% off

the landlady takes extreme good care of all you need and will do bookings for you. rooms are nice, location is in the middle of everything and by scooter you are quickly everywhere.

Thip House isn't terrible, but for the price you could easily spend half as much and get a nice bungalow by the beach. That is, Thip House's accommodations are about as good as a beach bungalow. The room wasn't very clean; our ceiling was covered with cobwebs and large spiders, ants were swarming around the bathroom sink, mosquitoes frequently flew in and out and a few lizards even made their way inside. The bathroom is large, but is of the Asian variety in which the shower is not separated from the toilet and sink, so water sprays everywhere. My wife and I opted for a fan room, which would have been okay for the February temperature, except that opening the screened porch seemed to let in more mosquitoes, so we had to keep it closed and it was a little too hot to sleep. So, given these conditions, it's about as good as a nicer bungalow, but costs more.
The staff is very friendly and helpful. The onsite motorbike rental is very convenient and reasonably priced. Breakfast tasted okay, but seemed a bit expensive, so we generally ate elsewhere.
The location was great for my wife and I. There is a very quiet stretch of beach a minute away. The beach there is practically deserted, has lots of coral/shells and is close to two bars if you get hungry, or need a drink. The hotel is toward the center of the island, so there isn't much around and you will need transportation to go out at night. Most people seem to rent motorbikes in Koh Lanta though, and if you do it's not an issue.
Overall it's an okay place, but not really worth the price you pay.

nice rooms, very clean, big enough and pleasant staff. the beach is 10 minutes walk, as well as restaurants are nearby. in the evening can not get dinner in the hotel but there are many restaurants in the area.in short a very nice hotel, probably that we will return again.

The service at the house was outstanding.

the owner of the house was outstanding. it was not a resort, but a great deal. only breakfast and lunch can be ordered so you are on your own for dinner, but there were many restaurants along the beach. the location of the nearest beach was at the end of a beach area that was beautiful.

We stayed at this hotel for 3 nights during the final leg of our journey in South-East Asia(end of January 2013).
Room was clean and spacious, no complaints there, although we did find a cockroach one night in the bathroom. The lady who owns the hotel is super nice and helpful. One thing we must mention is at 6 p.m. when reception closes the back door must be used to get in and out. Also they are very big on being quiet and respectful of other guests so I have to admit it was the most quiet hotel we ever stayed at..a little too quiet sometimes but considering we didn't spend much time in the room it wasn't really a nuisance. Good wifi connection.
The hotel is located in an isolated part of the island with 2 busy areas to the north and south with multiple bars and restaurants. The beach near the hotel is not good and you need to rent a scooter to get to nicer ones. Then again, in order to really enjoy your stay on the island, you will need a scooter. The hotel does provide scooter rental services.
All in all we had a pleasant stay at this hotel.
