Great value for money !

By far the best aspect of this hotel is its location. Only a few meters walk to the beach or a 20B bus ride to Walking Street or the shopping malls. Outside are many shops, bars, restaurants and a 24 hour Mini Mart.
The hotel is kept clean and tidy but most things look a little dated and are well used / worn.
My family booking was for 3 rooms and all were in good order and well appointed. Room cleaning was on a daily basis and most effective. The air-con and shower were good and quite a selection of English speaking TV programs were available.
Breakfast suited both the Thai and English contingents of our group and for a buffet style catering for so many , we all agreed; it was very good.
We had little need to contact the staff but when we did; they were most polite and helpful.
The only comment I can add is that everything about the hotel, as I said before is looking dated / old. If everything were renewed and refurbished it would be a near perfect place to stay. However I found that the price charged for my stay was very, very good value. The revised, refurbished price, would probably more than double the cost of a stay here. I can tolerate the retro look of the accommodation because of its position, its cleanliness and its great value for money.

big space in triple room, out door swimming pool is great and comfortable. breakfast is great and breakfast area is most comfortable and variable. large outdoor garden with variety of plantation though there are mosquitos around. remember to bring some anti-insect sprays. planty of prking space for private cars and scooters. reception is friendly and helpful. staffs are polite and warm.

Over-rated but good location.

Does not justify its 3 star rating. The property has potential but is poorly maintained. The rooms are old and need repair. I had no hot water in the shower and after it was fixed I still had to juggle around with a small trickle. I would not stay here again.

The hotel is more in the budget category due to poor service and maintenance issues. It is certainly not 3 star. Our room was old and in bad state of repair: the fridge cabinet was broken, the wardrobe had no handle, the sink was clogged and the shower head was filthy. My repeated complaints received no response. The room was cleaned only once in the three days I was there and that too only after I stood at the reception desk to ensure it happened. Breakfast was average quality, and the coupon system archaic and insulting to guests in a reputed hotel. I have no intention of staying there again, unless they re-furbish the property. This is a pity because otherwise its location and gardens hold such great promise.

we stayed here with my parents on 2012 new year celebration. we have to pay the mandatory dinner gala, as there was no way to book without paying for it. we have enjoyed our stayed here since it is near to the beach and a walking distance to central festival mall. we also enjoyed the dinner gala, a lot of food to choose from, but for the price of thb each, drinks is not yet included! they have prepared a shows for the guests.
there are a lot of nice hotels to choose along pattaya beach road, but on new year this is the beat rate that we could find, with a parking lot.
spending in pattaya for new year is something we will remember.
