Very pleasant, big rooms with plenty storage for your clothes, etc. Safety box. Private balcony - the view is not great looking into other buildings in the moo (soi). Short distance from the beach. Excellent sleeping quality with no noice from the busy main street. There is no lift so the stairs gives you free exercise (most of us needs that) . There is no restaurant in the guesthouse, but free coffee in the lounge. There are several small restaurants in this area. Super staff that makes you feel at home.

This guesthouse is absolutely great for its price! Hotel staff is very friendly and helpful. Best wishes! Rooms are clean, spacious, comfortable and generously furnished – any 4* hotel will be proud to have such. You may choose between air conditioner, ceiling fan or both. Large balcony has comfortable table, chairs and even its own sink where you may wash fruits etc. You have good Wi-Fi reception in the room and a couple of computers in the lobby. As a guesthouse it has no its own restaurant but you may find free coffee or tea in its lobby. There is a microwave as well, so you may warm up some ready-to-eat breakfast early in the morning. Later, after 10 am, it is not a problem to find good place to eat in the neighborhood. Hotel area is rather quiet, but in 150 m you find beach road and tuk-tuks taking you right to the center of Pattaya for just 10 baht per person. It is very easy to get to the night market and Tesco-Lotus as well.

We booked through agoda and paid around 1000 Baht per night for a double room without breakfast (there is no breakfast).
When we arrived, the owner (or manager) didn't even look at my Thai friend and only spoke to me in English, which I found quite strange and impolite as he himself seemed to be Thai.
Then he offered us a large, ugly and smelly room on the ground floor, cars being parked right in front of the glass door. He said it was the best.
As the whole place is located in an array of empty-standing bunker-like buildings, I asked for a room on a higher floor, which we got eventually. Even on the fifth floor there is no nice view. You just look onto these empty prison-like buildings.
Only positive thing about this place is that it is relatively quiet, because about 200 metres away from the beach road.
In the large room there was almost no decoration. I was not sure about the cleanliness of the bedsheets. The first thing I saw under the sheets was a tiny insect running away on the white linen. Fortunately it turned out to be the only one.
Next to the bedside table there was some left over chewing gum paper from previous customers.
In the shower the drain was clogged from a lot of hair (that was not ours).
Staying there for two nights, there was no room service. The room was not made, nor were there new bottles of water in the fridge.
The mattress of the bed was still in the plastic cover. We wondered if this was the reason for our night's sweat?
Altogether an unpleasant stay, and too expensive considering all the defects.

I would only stay here in future as it is a great base to explore jomtien and is only 20 baht or ten minute tut tut ride to the centre of pattaya! This hotel is slightly set back away from the noise of the main beach road and is a welcome retreat from the hussle and bussle of street vendors and passing traffic. Also very good selection of sea food restaurants within easy walking distance!
Nightlife Tip:
Always shop around local exchange rate booths for best currency exchange rate deals.

Good option in a not-so-great place

You probably can't find a better budget hotel in Jomtien than Morningstar (in terms of affordability & comfort). The rooms are huge, clean & have balconies and the owner is extremely friendly & helpful. The location is a little odd (the entrance is in a little side street behind what looks like an abandoned latex factory). But it's a short walk to the beach.
As for Pattaya itself...well, I guess if you're traveling there you know what you're getting into.
