4th floor or higher has a view.
street can be busy and hard to walk on it times.
breakfast is very simple but that is expected with low prices.
This place is good for the price and the location is good a few blocks from the beach. I use this place when I come back for a few days until I move into a long stay place. It is located on a busy street and can be at times hard to deal with the traffic and noise at night. The place is what one can expect for the price, worn and simple.
Restaurant Tip : Diana Inn has a better buffet dinner at a low price then most others.

located on a very busy soi (soi 13 & soi dinnah) Small room....even smaller bathroom The staff was all smiles, and really wanted to help with about any question I had. My biggest complaints was the AC units were not all that cold, and the bathroom was very small. The room was over all ok.....I would classify it as a EconoLodge or a Motel 6 in the states. It is a economy hotel that is located in a very busy place. It was ok for the money

The room was not overly large but it is was clean and comfortable. You get what you pay for and in this case it is a good deal. The hotel is very well located in soi Dianna and is within a short walk of most attractions including Walking St. The baht bus is available on 2nd rd at the end of the street if you are not feeling so energetic. The breakfast is good for a starter but you may wish to fill up elsewhere if you are hungry in the morning. The staff were very discrete and helpful.

near to everthing,ladies on reception always helpfull and smiling,rooms small but o.k. liked closenest of hotel,basic but good,staff very helpfull, coud'nt do enough for you.near to all bars,walking street very close.could do with outside bar smartning up a bit,more varity with breakfast.not much noise considering near all the bars and nightlife,would go back again,suit small budgets.

best location for bar and resterants very basic small breakfast Sawasdee Pattaya Hotel Pattaya, stayed in a superior room, very good air con and had room cleaned every day good security and good value for money, in easy reach of the shops beach and night life. breakfast inclueded that when i made it, however quite basic. nice pleasant staff.

Apart from the mere fact that there are many other Hotels within the Soi Diana area go to another Hotel and pay alittle more.
Staff do not speak english & eat there lunch on the floor of the rooms they are suppose to clean.
The so called security is nonexistent, internet is so slow with no facility for scanning or printing items.
Rooms are dirty, smell of smoke eventho I asked for non-smoking room. 2 speeds for AC, off and on thats it. The bathroom is small and dirty, Bath towels stink of dirty water (I dont think laundry powder is used)
If you dont ask for the 2 FREE bottles of water, house keeping will not leave this in your room, therefore your swindled to purchase from the mini bar.
Breakfast, not even worth getting up for !!
This hotel is unsafe and dirty, I will never stay here again.
Sightseeing/Attractions Tip : with travel agents, DO NOT use there Pattaya-Bkk 400 baht service. Ask for a taxi to the Bus Depo it should cost about 100 baht, and the Bus from Pattaya-Bkk is only 140Baht per person.

the hotel was in a great location and very quiet considering the staff very kind and helpful, although i moved to sawadee siam for personal reasons i have nothing put praise for this hotel on my reyurn to pataya in winter for two months i will give this hotel much thought 9/10 breakfast not realy worth getting up for they should maybe have continental type buffet, room litle small towel a problem in all good 6/10 this hotel is exellent for the holiday traveller looking for exerlent value for money it ceneraly located to all amenities in fun area inside things are basic but you get value for money there is a barand you have use of a swimming pool i would not hesitate to stay there again

None - apart from across the road you a brand new budget hotel for the same money with working every thing... Smells funny, Ac does't work, toilet doubles as shower, breakfast is waste of time. just turn up to Soi Dianna in Pattaya and try your luck! so mnay buget hotel for £10 anight that a less than 2 yeras old, so all facilty are current and new.

AC was not working properly Fairly clean place but given the heat and with the AC not functioning properly in one of the rooms...it was miserable! Breakfast for veggies is very limited and anything extra is charged which leaves very ltd choice for vegetarians...nothing more than 3 bread slices and butter and jam!!

Rooms were dirty and ugly. The towels they provided had paint stains on them. The bed was hard. Hotel is located in red light district. The shower was difficult to use without tripping over the toilet...while showering! They want a fairly large deposit for the key (I forget the exact amount, but I was thinking "wow" at the time). There were strange smells at various locations throughout the hotel. Generally, it was pretty noisy. My plans were to stay here one night and leave EARLY the next morning. I ended up changing my plans so that I could leave that night. I'm so glad I didn't have to stay the night. Hey, Pattaya is expensive. I advise that you suck it up and pay the extra for a decent hotel during your time in Pattaya. I was being budget-minded (was only going to stay one night, after all), but I really regretted it upon check-in.
Hotel Feature Tip : Stay away from this hotel. I do not feel guilty giving this bad review. They do good business from farong/westerners off the street.

,my room designs no cloths keep them this is the first time to vacation in Pattaya and rest at this hotel.My impression in information recieved from officer about changed resident from Sawadee pattaya to Sawadee sea veiw that every thing no problem.

Very central and conveniant location,in which to be based in Ptayya for beach nightlife and general access of Patayya Internet access expensive compared to local internet cafes. I was amazed that such a hotel offering outsatanding value could be found in the middle of Patayya.The staff were extremely courteous kind and charming.Rooms and all facilities were exceptionally clean.A very adequate free breakfast was alos included in the price.I would have no hesitation in recommending this hotel to others.Well done on offering such a good hotel on a budget price.

The location of the hotel is not bad for those who likes to try local food as there's night bazaar within walking distance. The building and the rooms were a bit old so some minor renovation might be required. The hotel is located in an area where you can find local food and there's a taxi driver who's able to bring you to some tourist attractions and he's always in the hotel for you. Basically the hotel is suitable for those who are going to explore Pattaya.
