Everything was very good, room was very clean and quiet. Location was handy to everything. The only thing I didn't like was the cost of the internet ..17 baht a minute and the internet cafe next door was only 1 baht a minute and I could use my laptop. A very nice hotel with great service and location.
I would happily stay there again. Check in and oout was quick and efficient. Staff were always ppolite and helpful.
Sightseeing/Attractions Tip : Take the fast boat to visit the islands .. the slow boat is very slow! and the time on the island reduced because of the travel time. The fast boat is well worth the extra cost.

Very clean room. Wonderfull view on ugly Pattaya and the lovely sea Breakfast should be included in the price but wasn't. Both internet and laundry services are too expensive. A very nice clean hotel with good & friendly service. The room was spacious enough, bathroom ok.
Travel tip : Right across the street from the second rd entrance there is a small place where they serve a decent breakfast for a very small price.

staff,location,food,room and clean internet price are too expesive the hotel is excellent the rooms is very comfrtable and clean, the breakfast was celebration and the staff service was the best of the best. we returne to siam bayview hotel in the next our vacation

Excellent location, very courteous and alert staff, the new rooms on the top floor are very well done, good ambience and decor, true value for money Business centre non functional, breakfast not included in room tariff, did not have the preferred room choice An extremely well known, well located property with all the amenities of a good four star. Since the hotel runs quite full, it is difficult to get the preferred room choice if you check in late. So I had to settle for a not so well appointed room on the first floor to get a king bed instead of twin beds. The rooms on the top floor are newer and well done. Very few rooms give you the sea view. But the staff is very courteous. The hotel is elegant and real value for money. Though it is not really walking distance from The Walking street, it is the heart of Pattaya and easily assessible from most locations there.

clean , close to central festival food hall , very central location The hotel was clean and the staff where very helpfull. The rooms look a little tired But still clean . The Hotel is very central to the beach , night life and shopping . The breakfast was good and catered for most. It was value for Money . Overall it was a good hotel and for a short stay I would stay here again .
Nightlife Tip : close to everything but not in the center of it

Location is perfect. Right across from the beach with access also from the busy road parallel to the beach road. Great views of the water from most rooms. Very courteous staff at all times. Interesting design swimming pool and elegant lobby and grounds right in the center of activity. Nice size rooms with new TVs. Clean. Updated. Only real complaint is the excessive price of their internet. Don't use it. Go outside next door to the 24 hour excellent internet shop. Bathroom could be more updated, but actually very OK. This is a beautiful western style room hotel with wonderful Gulf of Thailand views and location. I really could not believe the low price (even on my 2nd stay) at this high end hotel. The location is perfect because it is within walking distance (for many people) to the "walking street" but also the taxis will take you right up to the front door which is a distance from the street. Yes, the hotel is within the center of things but the building is located within large grounds (no noise). Great Thai staff. I will continue to stay at this hotel.

Easy access to shopping and eating areas. Difficult to find the hotel from the beach road side. I have requested to have a bay view room cuz this hotel is named bayview hotel but when I checked in, no bayview rooms were available and only mountain view room could be offered. If I want to stay at a seaview room, customer has to pay additionally. Finally, they provided a bayview room for me coz I have claimed paitiently.

The hotel is excellent - well situated, service, food, cleanliness and hospitality cannot be faulted. Very nice stay and highly recommended.
In house satelite TV and programs absolutely terrible for a hotel of this size and reputation. Although it is appreciated that the programs serve the different nationalities, in my opinion it ranks one of the WORST in Pattaya. Just 32 channels and only a few can be viewed by the various nationalities, very very poor and I give it the worst possible marks. For in house entertainment (when it was raining) it spoiled the day. Big improvement needed. The review has been summed up in the pro's and con's sections. Beautiful hotel, excellent buffet, central location, staff friendly and very welcome. A bargain particularly during low season but the TV satelite dreadful and the management should be ashamed to offer guests what is a minimal satelite PAL package - awful hardly sums up my thoughts of this facility which ruined what could have been a perfect holiday - instead we played DVD's. Management please note - update the package to include more programs.
Travel tip : The new Mall and the shopping centres as well as the host of different restaurants.

slow lift,anoying lift opperator,noisy at times late at night,some things very over priced i have stayed at this hotel 5 times,the lift operator is very anoying,the staff dont seem to care about about your comfort in rooms, they allow partys in other rooms go on till all hours,have to take maters in own hands. but the reason i will not stay again,they gave me a price to use internet,280bht,per hour and charged me 700bht, hotel rooms very out dated for a 4 star hotel,i class hotel 3 star at 5 star prices,do not recomend

good accommodation, reasonable price I'd an event @ central festival pattaya beach and this hotle is adjustcent to this department store. The room is good compared with price I'd to pay. I ordered food from room service and it was quite good with reasonable price. The staffs are all nice. Totally, this hotel is great in central pattaya area

Excellent service especially front desk and food services. Pools are nice. Location convenient, close to new Central and not too far from Royal Plaza. Breakfasts are good. Rooms need reno. Though still relatively clean but rooms haven't be changed for 20 years except the TV.

handy location with entrances from beach road and 2nd road,very private hotel layout. internet charges are ridiculous!! excellent value for money for a good quality hotel in a central location.

all services were as advertised with no extras or surprises at checkout bill time !
Travel tip : dotn even think of using the inhouse internet, it costs half the hotel day rate !!!use an internet cafe, many within 100 mtrs.
