This is a pretty new property, great modern rooms, big beds, fantastic bathrooms. On the soi side they are very quiet. The Tv is pretty small, but there is nothing to complain about for this hotel...the dining is reasonably plain, but then except for the included breakfast who would eat here>
This is a very good hotel for the money. I paid cheap. The rooms are large and very clean, the beds are huge and the staff are very attentive. there is a roof pool which is not bad. The bathrooms have a very large bath and a shower. The A/C is great and you can leave it on at night, as it is quiet. it is a very central location, and if you get a room on the soi ( street side) it is very quiet as the soi is a dead end...it is 30 metres from 2nd road and about 200 metres from the beach, which a forest of umbrellas, and I would not swim there. There are endless bars with 200 metres, and it is right next to a modern complex that has reasonable coffee ( au bon pain).
For mine, this is incredible value...but not if you are looking for a 400 baht a night experience. It is a proper hotel in a big city sense, but small enough to feel like you are not part of the Marriott set.
Sightseeing/Attractions Tip : Use the hop on/hop off baht bus for 10 baht a ride, no matter how far you go. They are great way to go.

Friendly, helpful staff, large rooms, good value, good location. Nice hotel close to shopping centres & not far from the beach either. Lots of cheap cafes & restaurants close by. Nice air-con restaurants in the shopping centre next door and across the road. The pool was a good size and always quiet when I was there. Nice bar by the pool.
Hotel restaurant OKbut I preferred the variey of restauarnts nearby so didn't eat there often.
My room was large and nicely appointed.
I enjoyed my short stay here and would come back again.
Restaurant Tip : TRy the food hall in the Royal Garden shopping centre across the road - dishes from all over the world, good quality and reasonably priced. They had live music when I was there. Also, if you like Japanese food, try Zen restaurant in the same shopping centre - very good quality and really good price.

The hotel is new and being a boutique hotel, it is small enough that you can get to know the friendly staff as well as they get to know you. We were unable to sleep well our first night because of the music from the bars under our window even though we were on the 5th floor. They changed our room to a lower floor on the opposite side of the building and that solved the problem. Relatively new hotel so everything worked well and no unpleasant odors. In fact, there seemed to be an air freshiner that activated for a few minutes each time the air con was activated. The staff was friendly and very accommodating.
Travel tip : The breakfast at the hotel was very adequate but there is a restaurant directly across the street that claims to have the best breakfast buffet in town.
