Proximity to Shopping Plaza
The Toplands hotel was an average hotel and is in need of refurbishment. Many of the rooms are old and weary looking. The reception staff spoke little english and communication was often difficult and protracted. It is located adjacent to a shoppping plaza and not too far from transport facilities.

I stayed at the Toplands hotel on two occasions and on each time I found the staff particularly unhelpful. The rooms were old and in need of decoration. The breakfast choices were insufficient for a three star hotel and the only positive point was the proximity tothe shopping plaza

They say location, location, location. The Topland has this at a fair price. Great rooms, great location, great price.
Both times I stayed at the Topland, I was given twin beds instead of a king or queen. I emailed before the second trip to lock in a large bed but, still started out with twins. Both times this problem was quickly corrected but it was an inconvience.
We have stayed here at the Topland Hotel twice, so far. It has been an enjoyable experience, both times. The has a shopping mall contected to the lobby and it is a short walk to the temple there in Phitsanulok. I would recommend this hotel to anyone, especially families. I hope to stay here on many more occassions.
Hotel Feature Tip : Try to ensure a big bed for your room until you need twin beds.

The hotel is not expensive and the room was relatively quiet.
My telephone didn't work. The staff was unable to communicate effectively in English and did not understand my complaint that it didn't work so it was never dealt with. The entire room had only 1 electricity outlet which was on the opposite side of the room from the bed so I had to move the bed to use my CPAP machine. The breakfast was not good. The eggs were cold. The food selection minimal.
This is really a hotel for the local market, even though it has a lot of tour business. I would advise another choice.
Sightseeing/Attractions Tip : Phitsanokok is really a poor destination for a Thailand traveler. I stayed there as an access to Sukathai. As a city Phitsanoluk is unattractive and difficult. It has few taxis, almost no Tuk-Tuks snd it is hard to find transport cheaply. Its restaurants are not convenient to this hotel.

Nice room, free wireless internet, central position, great breakfast and good price.
Non heated swimming pool.
We stayed in this hotel one night on January 3. We were very satisfied with our stay. In the evening we could go by foot to the Night Market following the river and having there our first foot massage in Thailand for 100 Baht per hour the best price we saw in Thailand. Our room was high with a splendid view on the river and on the temple. When you book in you should probably mention if you need the wireless in the room.
Sightseeing/Attractions Tip : Visit night market and temples.

Mattress was comfortable.
No hot water in morning shower; breakfast was sub-par; spa unexpectedly offered extra services.
We expected this to be the best hotel in Phitsanoluk but think this must not be the case. We requested a non-smoking, king size bed room but were offered a smoking, twin room. After several requests/demands, we finally got our room changed to a king size room but still smoking. Also, the breakfast was our worst on a trip through Thailand with limited options both for Thai food and Western though the Thai was better. Overall, would recommend looking for another option.
Sightseeing/Attractions Tip : See the temple across from the street from the famous one; its nice and peaceful.

If you go to Phitsanulok from Sukhothai, remember to get off the bus at Topland Plaza, rather than going to the bus terminus.
