Decent breakfast each morning. Rental scooters were not expensive. Room was clean and bottled water was provided each day. The staff was very friendly and helpful.
It was a bit of a walk to the shopping street and even more of a walk to the beach. For half of the walk there is no sidewalk and it is a very busy road. We had to walk up three flights of stairs to get to our room each night.
The room was not quite big enough for 3 people. It was ok since we didn't spend a lot of time in the room, but a slightly larger room for 3 would have been more comfortable. The air conditioning broke the second night we were there, but the staff came and got it fixed within a few minutes. We wouldn't 'not' recommend this hotel, but now that we know the area a bit more, we will probably choose a different one if we get to Phuket again.

Rooms were clean, yet, a bit dated.
Contrary to the claims that this hotel is near to the beach, it's a 1.5km walk. It's nowhere near the sea or beach and you need to walk about half of that over a dangerous road without sidewalk.
People there didn't look very happy. Too many people for the small pool (people "reserve" chairs by the pool at 7am), probably because the beach is a fairly long way. Contrary to the claims that this hotel is near to the beach, it's a 1.5km walk. It's nowhere near the sea or beach and you need to walk about half of that over a dangerous road without sidewalk. It's that or paying the overpriced taxi's that are arranged for your convenience by the hotel staff. This was by far the lowest value for money we got in our Thailand trip. (We had deluxe room D2 next to the pool).
Hotel Feature Tip : Don't book a taxi via the reception. Airport taxi costs 600 bath arranged via a travel agency in town while they ask for 800 bath.

rooms comfortable, english movie channels, pool area, freshly made breakfast
we stayed 2 nights in baan karon, was less visited at this time (october), friendly staff.
really quiet and calm. flowers for our welcome. no taxis with taxometer, just private taxis or too expensive tuk-tuks.
but who likes it quiet, familiar and personally, this is a real recommended place to stay.
Sightseeing/Attractions Tip : party is in patong
