Clean rooms, prompt service Too many flights of stairs to climb to get to the room.
Distance to/from the beach is rather far. Stay is rather pleasant with good service from the staff. The tour operator at the hotel is very efficient in advising appropriate tour activities.
Pleasantly surprised that occupancy is rather high during this rainy season.
However, the aircon in 2 of our rooms were not working very well until we alerted them of the problem.

Price, far away from the crazy part of the town. I'd strongly recommend that place if your looking for a cheap and okay place in Patong.
But it is far away from everything, rent a motorcycle to get around easier.
Walking sucks in the humid and hot air.
Restaurant Tip : Close by are lot's of shops offering cheap breakfast.

i do like superior room level 7 i was lucky to get upgrade free of charge to try the new room standard room not nice they need still lots of work ,,,, service should improve its nice to be able to communicate with the staff as they dont speak english close to the BTS metro which will take you over 1 minute to silom instead of walking around 20 minutes cost 16 bath one trip ,,,, the hotel is not bad as they have to work on the rest of the rooms than all will improve ,,,

the decoration for this hotel are nice and also the cleanliness. maybe the hotel need to improve the transportation, like provide free feeder buses for the customers to go few popular areas. Its a very nice, comfort, environment and peaceful hotel, but the location is a bit far away from the shopping malls, popular streets and the beach. For those who really want to have a good rest and relax, i think this is the suitable boutique hotel for them and also value for money.

the environment and cleanliness here is great. need to have free transport service for the guess and also a convenience store at the lobby. The environment and the cleanliness of this hotel are great and excellence. The rooms are big with a nice decoration and comfortable, make me really feel like home. Food are nice too, but the swimming pool are a bit small size. The hotel staffs are helpful and nice, but transport is inconvenience.

- Walkable to market area - Beds in the rooms as they are very hard.
- No proper English speaking persons at the hotel.
- Entrance of the hotel is very steep, need to be good n attractive. Hotei is good and is in an access point to market areas. It is worth of the money we pay and we enjoyed our trip very much. If we again plan, we plan to take the same hotel, as it is giving cost benefit as well as all the above mentioned pros.
Sightseeing/Attractions Tip : There are good packages available at the reception with discounts.

new room and decoration, nice staff, good pool, good breakfast location-far from everything, bad smell in the room the hotel is a bit in middle of no where, or in a poor neighbourhood, far from the mall and the beach. they stay although was fine, clean room new furniture nice gardening and pool. if you don't mind paying taxi\tuktuk or walking all the time it is fine

- My room had a cigarette smell, and I was told that all rooms were the same, but it was bearable
- The pool needs a little work
- The A/C in the room was not very cooling, we were never hot, but not cold either.
- The shower is quite uncomfortable because it's a bathtub. The hotel is really good in general, the rooms are clean, spacious and nice, they all have balconies, which is a definite plus. The hotel's location for me was a pro because it's not in the middle of the craziness in Patong, but close enough that you can walk every where within 15 minutes or less.
Sightseeing/Attractions Tip : - Rent a motorcycle with the hotel, it's 200 Baht! and go around the other beaches close to Patong, such as Karon, Kata, Kata Noi, Traitrang, Surin...
- There is a shopping mall within a 20 minute walk from the hotel, which has a great thai food court, which is cheap and good. In the same mall there is a supermarket, which is great to have close.

I can say that I have made an excellent choice by booking this hotel. I booked Leelawadee first for 3 nights because I wasn't sure if the hotel is OK. My first room was ok, but looking to the next hotel. After I was upgraded free of charge to the pool looking room. Being very satisfied I stayed 7 additional night in the hotel. I was satisfied with everything. Staff was more than kind. Food in the restaurant ok (only on the first day I went to breakfast and that is only thing that I could make remark about). Rooms are spacios, clean. Location is also ok, although it takes abotu 25 min walk to Bangla and 10 to the beach.
Pool is clean, although it might be a problem in a high season with more guests wanting to use it.
All in all I am defnitely coming again in January (provided that Agoda offers some good deal, guys do not disappoint me!!!)

Good value for money. Clean . Friendly staff. Pool area. Small hotel. Limited breakfast but satisfactory. Hard bed and pillow We stayed at the Leelawadee Boutique Hotel for three nights. An easy 600m walk from the Patong Beach. Away from the hustle and bustle of Patong itself. Simon Cabaret was up the road if you want to waste your money. The hotel was clean and well appointed. We would stay here again.
Travel tip : Art markets near by.

it's very rare that you'll have a pleasant stay with such a low budget..room is clean and staffs are accomodating especially in the restaurant. Breakfast is free so we enjoyed it also...WIFI is good. the bathtub is too high..the room need some air freshener though it's not that bad smell..aircon is not too cold but good enough to sleep.. I can say that we had a nice 3N & 4D stay in the hotel. The place is quiet and the price is very reasonable..Actually it's our first time in Phuket so we really had lots of fun and excitement. The staff was very accomodating and polite from the lobby to the restaurant area. Thanks to Ms. Rinrudee from Irene Travel Service, who has been very nice to assists us even in getting the taxi to the airport.We also got more discounts almost half the price of the tour packages we availed.

Services of hotel staffs since check-in until check-out process. Not quite close to Patong Beach but anyway not too far for the one who can walk as well.
Hotel located in walking distance range. Have a good experience staying in this hotel since the beginning until leaving. Hotel staffs have very good services especially for the tourist who have first time trip to Patong Beach.

Walking back to the hotel in very late night after enjoying food, beer and so on is absolutely safe due to the route always being lit.
Restaurant Tip : For local Thai tourist, Thai food is quite expensive compare to other places,thus, my suggestion is this is the suitable time to serve yourself with international food especially Original Italiano Pizza.
There are lots of international restaurants with variety of international food along the Patong Beach.

the location is awesome, just next to the world famous beach, the patong beach, the food at the hotel is awesome. the rooms were a bit small and the swimming pool is quite small as well. this is a nice hotel with great customer srvice by its staff, value for money with great location. the complimentary breakfast provided in the hotel is awesome. overall i was satisfied with this hotel.

location of course is awesome, just next to the famous beach of the world, patong beach. the staff is good, home is also not bad. swimming pool was a bit dirty, absence of lift. i like the hotel specially the location, the staff is good, the rooms were clean, the breakfast was also not bad.
