The location is good. Walking distance to major sites.
However, I was assigned a room next to the housekeeping pantry and it gets real noisy starting from 8 a.m. Also, the room window does not close properly. It can be pushed open even when it's lock. This is very dangerous. My room is facing the back street and it was like a construction site. Drilling and hammering starts at 8 a.m., even on a Sunday. So unless you wake up real early, this is a real pain.
Service was not very impressive. It returned to my room at around 6 p.m. one day and there was a right next to my door. I called reception asking it to be turned off and no one came. I ended up pulling the plug myself. Also, on the 2nd day, I was left with half bottle of shower gel and shampoo, with no spare provided. On the 3rd day, I wasn't even given any shower gel and shampoo. I have to call reception, there wasn't any response from housekeeping.
As for the Spa, they never have any therapist there. We were always asked to return in 2 or 3 hours.
Breakfast was alright with good variety.

location of the hotel is great. walking distance to notre dame, saigon post office, opera house, reunification palace, war remnants museum, ben thanh market. basically we only took taxi to and from airport, and to a french cuisine in district 3. it's only 10 minute walking distance to the river side. plus royal lotus hotel is located close to major 5-star hotels such as sheraton and caravelle. the hotel has a spa but you would need to book at least an hour in advance. we didn't want to wait so we went to a nearby (just across the hotel) spa/massage place and it was great! the actual room matches with the pics and is quite spacious. however, our friend's room is a lot smaller than ours and she was very upset about the noises from nearby construction site and from the hotel corridor. we both booked new wing premium but there were obviously a major difference in the room size and location. we had a nice view facing sheraton whereas her room facing the construction site. complimentary breakfast is good too.
Hotel Feature Tip:
Make sure you confirm a room facing the main street.
