Okay hotel, but did some annoying overbooking.

Hotel in itself was nice, but when we arrived we found out we had been overbooked, and even though we had previous reservation, there was no rooms available. In the end they arranged for us to stay the first night in a nearby hotel which was clearly inferior. On that note I wouldn't recommend it.

Receptionist....unfriendly, Hot water not fully functioning, first day complained to the Receptionist then they attended, but second day morning the same problem happening "No Hot water"...maybe they need to check 100% the main cause..
Travel tip:
for those who like street food, nearby there are some local Chinese street food.

decent hotel for the price
nice location around district 3 with plenty of restaurants nearby

the hotel staff should keep the hotel in condition. the premium suite we stayed in looked old, wood floor was damaged, wall papers were starting to peel off, and the sofa had coffee stains or some kind of water damages.

arrive with warm welcome. room is spacious and clean. room come with touch of traditional design. overall good for me. bathroom is big and relatively good. breakfast is good with many option. away from main tourist area but still consider walking distance if you don't mind walking.
