Great budget hotel in excellent location

Location, convenience, quiet
A hotel right in Chiang Mai’s magical downtown. And clean, cheap and cozy. Nice bed, spacious room, small but decent bathroom. Breakfast is basic but with enough options. They renew your 2 complimentary bottles of water every day. We loved our stay in Baan Jaja and would go back there. Don’t expect frills, or if you do, don’t stay in a guesthouse.

This place is nice to start

It is very centrally located in the old city and one block from the weekly night market. The staff is amazingly nice and accomidating. The hangout space is comfortable and quiet.

Great location and friendly helpful staff

Great staff, location and value for money
We stayed for 7 nights in late December 2015 including Christmas Day. The staff are friendly and helpful. We arrived very late due a delayed flight but they waited until 8.30pm to check us in. The young ladies on the reception speak a little English and the owner speaks excellent English. The owner told us about a great free Photographic Exhibition which was wonderful and we also had a little gift pinned to our door on Christmas Day which was a beautiful surprise. The courtyard where you have breakfast is peaceful with hammocks. The breakfast was good with fruit, toast, jam, little savoury egg sandwich squares, mini sweet pastries, boiled eggs, juice and coffee. They can arrange for your laundry to be done at 30 baht a kilo. Location is excellent next to the main gate into the old town but in a quiet soi (alley). The rooms are basic but you only need a fan room if you are visiting in the winter and at AUD$16 a night it is good value for money.

Great stay, nice location

Staff was nice, breakfast was good and shower was seperated from toilet.
The staff was amazingly sweet. I think one of the women was the owner and she was so helpful and nice. The room was simple but clean. Got free bottles of water everyday. The shower was in a seperate room. That was nice! Breakfast was nice, they made like little muffins and other sweetness. The location was great. It was behind the Main Street. No noise at all. It was very close to everything. Overall a great stay. Nice women and nice room.

Guesthouse overrated

communal area, free breakfast
The guesthouse is clearly overrated and the room was the worst we encountered during our travel. The room was not in a good shape and quite run down with an unconfortablebed. The shower did not have any hot water and after talking to the staff they didn't react much to find a solution or to offer a replacement room. On the plus side, the common area is nice and the location is quute central.

Simple but ok

The guesthouse is located in a quiet street in de lively old city close to tha pae gate. From this location you have easy access to all interesting places in and around the city, such as markets, temples and tourist tours. De room i booked was a standard fan room. It was located at the top floor, it can get quite hot there. The bathroom is very small, little more then 1 square meter. All in all it is what you can expect for your money.
