Very good location, easy to travel to anywhere
I've got to say its location is quite convenient and easy to find, 5 mins walk from akasaka mitsuke station. Breakfast is free, yes, unlike what it states in room rate, it's buffet and both in Western style and Japanese, not that great but it's acceptably good. Room is a little bit small, hardly to fit two suitcases but it's Tokyo anyway. Staff is quite responsive and passionate. I would love to go there again if possible. Btw, there's a restaurant called あん庵 (anan) which is quite good, Japanese traditional style and seafood is also freash.

the spa, closeness to akasaka station
it was pleasant, the spa was an added bonus. even though the location for ladies is in a separate building from the hotel. they have another hotel only for ladies (shich is where the spa is located) they gave complimentary simple Japanese breakfast.
