Lots of little things off
I made sure that the room I booked had air conditioning, as I was visiting in a very hot time. The description very clearly stated air con, however, when I arrived, they told me I had to pay extra to upgrade to the air con room. I even showed them where it said "air conditioning" in the description for the room I booked, but they said I had to take it up with Agoda: it wasn't their problem! I asked if they made the descriptions for their rooms, or Agoda. They said they do. I dropped it because I could see I wasn't going to get anywhere. The towel that was provided smelled like rancid post-gym balls when it got wet. There were also pubes in it that stuck all over me when I dried off. I had to take another shower immediately after I using my mini backup towel. They did not change my towel during my stay. They also have a ridiculous food policy that includes even water bottles and other unopened items. You are not allowed to take ANYTHING upstairs, with threat of a $500 fine if caught!!! I felt so dehydrated in my stay, because you had to go downstairs even for a drink of water. They come in and turn off the air conditioning at 8am sharp, and keep the remote. You are pretty much required to get up at 8 am because of this. It's not comfortable to stay in bed after that. Also, I turned in a bag of laundry at 8am one day, expecting to be able to pick it back up later that evening or early the next morning, as is a standard turn around time for such things. However, when I went to go pick it up the next morning, it was not available. I had a class to go to, so I couldn't wait. I went back at 4 pm (the day after I turned it in, so 30 hours later) to pick it up, and it still wasn't ready for me. I had to wait for 20 minutes while they ran around and made all sorts of calls trying to find my clothing. Because of this, I got caught in the first heavy rain of the year and had to wait an extra hour for it to stop. I do not recommend you stay here at all.

Nice place to stay!
The family who runs the place is lovely and very very helpful! Location is great. Cleanliness can be improved. I would advise to book a room with AC.

Decent place, Tony is the man!
Place was pretty decent, good value for the money. I'm mostly writing this review because the owner Tony was very welcoming and readily gave lots of advice. Later he even taught me a lot about culture in Thailand and China (he is of Chinese descent). His background is pretty interesting as well. Also, he has great English, which can be hard to find, since he worked and coordinated with some of the American military.

Great price, great location, good stay
This place is a great location right near Chiang Mai Gate and the saturday market. The price was awesome & the staff was quite friendly
The stay was good. I didn't love it, I didn't hate it. When checking in they couldn't find my reservation but fixed it instantly, super awesome & helpful! It has old cafeteria looking floors & grungy walls... But who cares?!? The bed was quite comfy & the fan was alright. I feel you can pay the same price for an airconditioned room so I perfer that. You can lock valuables under the bed, but the main door doesn't lock from the outside. It was always open when everyone was away which was odd. The bathroom was good but sometimes the shower would backup... Still not a big deal! Overall I had a great stay!
