Terrible nights sleep

The location was good. The furniture was quaint. The Internet was fast.
It is near to several bars and the cheering could be heard from our room on the third floor. There is a chicken coop with a very noisy rooster across the road. The bed was comfy and the Internet is fast. But the bar sounds kept us up late and rooster woke us up early. Not suitable for light sleepers.

Great location.

Great location, on edge of old town. Very clean and pool if you want to cool down.
We enjoyed our stay, breakfast is usual basic of eggs, bacon, toast etc. Cannot fault location, on the edge of the old town. Reception helpful when booking taxi. However did have a few issues with the water pump above our room (313). On the first night when we returned from dinner our room had trickles of water running down from the ceiling. We called the receptionist and he said it was water tank overflowing but that it would be OK, he put a towel down. It was ok, No major drama. On the 3rd and 4th night the water pump was quite noisy again reception came up and checked but said nothing could be done as it would mean turning it off so everyone would be without water. We had paid extra for a suite larger room) with hindsight that was unnecessary as having looked in the standard rooms they would have been fine. We only shower and sleep then after all. Also suites are on the front of the building so you get a bit more noise from the road in the morning. Not a problem if you're an early riser. Overall was a nice hotel in a great location and we would stay here again.

very disappointing

It looks nice.
From the street it looks nice. In fact., from the doorway to our room (a Junior Suite...) the room looked nice too. That's all I can say in a positive light. The reception staff were so off hand as to be rude. As my wife is Thai it wasn't a language issue. They simply passed on no information at all. Then the room..... a Junior Suite so by no means cheap. As I said it looked good. But the roof cavity is home to the entire pigeon population of Chiang Mai. And boy., do they like to party. Seriously., as an avid reviewer I should have read the reviews of those who've gone before me. And the fact that so many talk about it yet nothing has been done reinforce my comment that the staff and more importantly management bear a worrying disregard for the guests. Sorry..... there are more enjoyable and restful places for less than half the tariff here. I will not be going back.

Bring Ear Plugs

The location was great in that you were right within the city wall; it has nice decor but small rooms; the pool was clean but unheated.
We did not have a shower door and the glass had been taped where there was a break in the glass remaining.

Noisy Hotel

If you hate noises, don't bother with this hotel
I booked 3 nights for this hotel via Agoda. My assigned room was 305, which looked good at first sight. Then I went out and came back to hotel at midnight, and found a continual noise of water flowing at an interval of about 1 minute. I found the noisy very annoying and couldn't sleep, so at about 1 am on Jan 5th 2016, I went to the reception asking for an explanation. The young man with glasses was polite enough. After checking my room number, he instantly informed me that there was a water pump near the room and the pump would stop in 30 minutes. It didn't stop. I plugged my ears with tissue paper. The next day I could still hear the water noise during daytime. I went to reception again and asked to change room. At around noon, there was a vacancy and I changed to room 103, which was close to another pump. I can see that pump, located under the staircase. I suspect it was used to pump air into the small swimming pool on the ground floor. Since the swimming pool is closed for use at 9pm, the pump stops working then too. So in Room 103, there was constant pump noise during daytime only, plus more passing vehicles noises. Everything else is fine for the price. If you don't mind the noise, you may try this hotel. However, providing a quiet environment is highly important to me as a criterion for choosing hotels. I will never willingly stay in this hotel again.

Cozy and Warm

Walking Distance to F&B and Massage
Checked into our Junior Suite Room on Level 2. Room was cozy except for the hot water level that it get used up and you have to wait for their tank to be full again. Breakfast was simple to start the day. Friendly staff who have rendered her big help to us when our rented car got wheel-clamped! The hotel kindly paid for our taxi ride to the police station so we could settle the issue which we very much appreciated. Thank you very much!
