Big difference from what they described

Just the locatioin near China Town is good.
First of all, they just increased the parking fees without prior notification when I arrived from $22 to $25 which was not welcoming at all. The room was not what I expected with a small kitchen but no exhaust fans. Expect a bad smell if you have food remains in the rubbish bin over night as you have to sleep through it. In fact, there is no exhaust fan either in bathroom which caused a bit of hassle if you are wearing glasses in steaming environment and mind your step when getting out of bathtub. Besides, the bathroom was too small without enough space even hanging towels. Expect a very wet floor after shower as the design of shower curtain simply could not stop the shower water from coming out unless you use little water. The housekeeping service needs improvement as they forgot the counts of customers thus only served two sets of towels and breakfast one night instead of three. Besides, they forgot to clear the rubbish bin the other night which left bad odor in the room. Complimentary soap, shampoo and conditioner are in unknown quality in an environmental friendly reusable dispenser. I dared not use it as I don't know what substance I will use to clean myself in a hotel! Breakfast is the only good point but a bit dull if you stay several nights. They all come with packaging and kind of waste if you don't consume them all and I prefer to have it in a dinning room interacting with other patrons of the hotel. The free wifi was slow and only one devise can use it. I understand the hotel is small and old lacking the physical resource to make improvement, but they can improve the software to sweeten their inadequacies such as less parking fee, more wifi speed and less charging fee etc. Overall, it just a cheap budget hotel overpricing.

Pleasant stay and good location

Attached kitchenette with full sets of cookware; good location to restaurants, tram station,
Located in Chinatown with lots of variety of restaurant. Also, 5-min walk to tram station of 35, 86, 96. The studio room is small but everything is there. The attached kitchenette with full sets of cookware; fridge and microware allows us to cook our meal.

One night in Melbourne

Location, service, spacious room,
We were there for 1 night only, and found it very easy to shuttle from the airport with the skybus and hotel transfer. $18pp each way, great value. The hotel reception arranged our shuttle for the following morning. The room was great, spacious with king bed and nicely set up with the small kitchenette and bar table. Perfect for a short stay. Breakfast was included - cereal, juice and toast in the room. Not fancy, but very handy to get you going for an early start. We had our 15 month old and the cot was set up ready to go, and the shower over bath in the bathroom was a great bonus for us. Furnishings are lovely, but some fittings (bathroom) are older, however this did not impact the stay and the price was excellent. Would definitely stay again.
