Location good but service poor

hotel has great location - shopping, eating & sites
room was large with separate eating area
internet was poor
room air-conditioning was leaking ( staff notified of problem ) and then AC was turned off - resting in a uncomfortably hot room and lack of sleep
attention to detail from room cleaning was poor - curtains broken , towels not replaced on arrival etc
no on-site service or back up
reception hours limited - and not adhered to as displayed
