Great location, lovely regency building.
Individual, friendly helpful staff, large room, very warm.

On early arrival we were upgraded with breakfast thrown in. Lovely touch to be offered tea/coffee & biscuits whilst checking in. Adam on front desk was very good, warm welcome and even carried our bags up 3 flights of stairs. Our lights fused later in the day and without flapping he fixed the problem with no fuss. The rooms are all individually decorated. Ours was a hand painted Chinese design, very impressive. There is a need to update & refurbish but these are difficult times and it would be a huge investment. The breakfast was very good and freshly cooked to order. We enjoyed staying in this small hotel.
Sightseeing/Attractions Tip:
Must see Brighton Pavilion. Park the car, underground car park in the square and walk. The Lanes, shopping centre, pier & seafront are all easy walking.

Room very comfortable. Few small things need attention. Balcony was not very clean with some building debris visible. The room was furnished nicely but curtains were hanging off at one end. A little daily or wkly maintenance would make a real difference.
Travel tip:
This is a good base for exploring Brighton as it is very central. We were in a De Luxe Room with sea view and that was very comfortable with tea/coffee making facilities and a small fridge and safe. Cannot comment on the cheaper rooms. Breakfast was good value. Not fine dining but nicely done. Dining room very clean and well set out. If there is anything I would say the manager/owner seems to do most things himself and he may need a bit more help to keep the hotel up to a good standard. Close to an underground carpark.

Disappointing room but enthusiastic staff

Great location near the sea front with a handy underground car park opposite. Reception stayed open late for us to check in. Disappointing room with weird Tudor theme, tired interior and elements like the mouldy shower curtain and no holder for the shower let the hotel down as the staff were very helpful.
