Location decent, rooms are horrible

let's start with the good: royal china, four seasons, kam tong are chinese restaurants that are great by london standards. these are near to this hotel, so that's good. also nearby are the train station and kensington park.
now for the not so good: tiny (and i mean tiny, even for me as a small asian) rooms, paper thin walls, dodgy heater system (either scalding hot or freezing cold), narrow corridors. all in, the worst hotel i've ever stayed in, bar none. book at your own risk.

OMG, did I just hear my neighbour?
Interesting basement design

First night, my family and I were put in the basement. Try lugging your bags up and down uneven flooring, past four swing doors, in an elevator that only fits 2. Same night, 4am, my neighbours decide to have a party in their room. I can hear every word, but apparently not the duty manager. I can also hear another rooms occupant screaming at them to keep quiet.
Now, if this were a hostel or dorm, this may be acceptable. Not for a hotel, but it gets better. So I take a shower, while taking off my shirt, my arm hits the ceiling. Not even fully extended, and I'm under 6 ft tall. Inside the shower, don't turn nor bend, there is simply no space. Doesn't help that heater was not working properly.
All in all, not a place I could recommend to anyone at this price point. Stay in a dorm our hostel instead if you are on a budget, or find somewhere else and pay a little more for transport.

Good location.
Short walk to Bayswater Road for shops and restaurants.

Arrived London in the middle of a rare heatwave. The room have no air conditioning but the hotel is generous enough to give us a table fan to help cool the room down.
I find the bathroom is too small especially the shower which I wonder how a 6 feet 200 pounds person can manage to take a bath with the shower curtain drawn.

A little place with a bubbly and friendly feeling. It has a petite but nice little bar and great food. The hotel is situated in a nice and central part of London, and is in close proximity to the Bayswater Loop Station.

I was assigned a "Basement" room. The lift is far and yet need to climb up and down. I booked 4 nights but cancel the remaining 3 after 1st night stay.

The location was great. It is few steps away from the Bayswater train station. It is also near many eateries like Royal China (tim sum), Four seasons duck, supermarkets, Boots and many fast food restuarants...
