I have previous stayed at the hotel however on this occasion they appeared to cut down on soaps and the extremely limited TV channels. Very disappointed.

Definitely Not A Four Star
Comfortable bed, nice windows
We needed an affordable hotel at the last minute and we got it, so that was good. However, the whole place smelled musty and was very, very dated. Reception wasn't quick to address us, and he seemed busy with papers instead of addressing guests. Our room smelled like cats, had a wall that was crumbling, and terrible decor. The showerhead was at chest level for me, and I'm a short person. It also blasted water clear across the tub horizontally. On the bright side, the bed was comfortable and sheets seemed clean, even though it was a split King. The room was unsettlingly large with very high ceilings and sparse furnishings.

Staff, location
Disgusting. Beds stained, food on ceilng someone had thrown, beds not moved to be vaccuumed, cobwebs and rubbish still underneath. Stairway hand rail had large screw stickig out at childs eye level, old bundles carpet stored on stairs, check in advertised as 2pm and room still not " ready" till 4pm and car parking facilities pathetic, not enough parks for number of guests. We were a group of 8 and none of us will be staying again. Also spoke to other disgruntled guests who had similar concerns

Polite staff members.
The hotel building was quite old. The room we had was clean although the carpet, tv, air-conditioner and windows probably need to be upgraded. Also, it would be nice if the room has a refrigerator. The 'on-site' carpark is located behind the hotel within a run-down building with very narrow access. It is publicly accessible except during late nights/early mornings.

Big Space
We really liked the location and size of the space. No AC was not a deal breaker and the close proximity to cafes and restaurants as well as Hamilton's river walk and Museums made it a hit for us.

Staff is ok
It's on Victoria street, very noisy during weekend nights. Can't sleep at all. No air con.

Hamilton City Oaks
It's an older hotel but very roomy and well located. There's a lot of restaurants in the neighborhood and the rates are very reasonable
