As of January 1st 2011, the Municipal Council of Rome has introduced a room occupancy tax in the amount of maximum EUR 3.00 per person per night – applicable for maximum 10 days. Starting from September 1st, 2014 the amount has been increased up to EUR 7.00 per person per night (depending on the accommodation type and star rating). Children under the age of 10 years are exempt from payment. The fee will be asked of anyone staying in overnight accommodation inside Rome’s boundaries at the end of each stay. Best location and good value
I looked at many hotels in Rome for our 3 day stay. I measured the walkability of the area on Google Earth and looked at the street views. It turns out you can walk to most of the best places from this hotel. We did take the subway to the Vatican - the subway is 5 minute walk from the hotel. For us this was a perfect choice. And we found a great restaurant on the street 1/2 a block down - Binario 4. Nice having a beer and pizza outside with the Coliseum in the background. Ask for melted Buffalo Mozzarella cheese on your pizza. BTW, there is a craft beer store almost next door if you get tired of the local stuff. Major plus for the hotel is great air conditioning which you will appreciate in the summer. Also we had a balcony which I used to dry clothes very quickly after washing in the sink. Only negative is no elevator so you have to schlep your bags up - we were on the 3rd floor. No biggie to us but some might have a problem. The area looks sketchy on Google street view but is very nice and family friendly in person. We were very pleasantly surprised by Rome, fairly quiet, little traffic, easy walking, unbelievable churches, friendly people. We liked it better than Milan and much better than Florence. I do recommend you get tickets for things on-line to avoid the ticket lines standing in the sun.

They forced us to change the room
We arrive and we were placed in one room. But at 10 o Clock they forced us to change to another room. The new one was smaller the shower courtain was broken and the air conditioned was not working properly! Not going back for sure

Luxury?
There was nothing luxury about it, the rooms were small, no elevator, the breakfast was in a small small room with no room for more than 4 guests to sit at the time, two small beds put together to make one double bed so u slide during the night, this was the worst thing i have ever seen!!

Amazing location amazing staff!!
Great location within walking distance to everything! Poke your head out the window to see the colosseum. Lovely staff that wait you on hand and foot, book tours for you and make sure you have an amazing stay. Breakfast is fairly decent (nice coffee machine) only issues we had were minor. Shower didn't drain well so did over flow. We decided to stay another night and changed rooms to where they had a spa bath. Unfortunately the plug didn't work but as I said very minor. If you want value for money and a great location here's your hotel!!!

Very near to the Colosseum
Next to Colesseum, surrounded by eateries but serving "tourist" standard foods. No lift available so carrying heavy luggages up to the staircase can be challenging. The staffs are helpful.

A good time in Rome

Excellent stay.
Location, location and location.
Excellent, it is a Guest house and we were made to feel very welcome, the staff Florina and Dowenico were very attentive. The location is fabulous 70 yards from the Colosseum and 300 yards from the Metro. Our room was at the back on the 3rd floor, many stairs, but had a lovely bathroom with a Jacuzzi. Excellent air--conditioning. The continental breakfast was very good, choice of croissants with different fillings, cereals, bread, preserves, cheese, yogurts, fruits, tea, coffee or hot chocolate. We were out early one day to catch the early train to Venice they gave us a packed breakfast. Two excellent restaurants within 2 blocks Luzzi Italian food and Li Rioni best pizza. Best Gelato end of block. Been to Rome 3 times, we would stay here again.

Nice hotel - great place
Location was very good next door to Colosseum. Our room was small, but very nice. The staff were so friendly and helpful.
We had a wonderful stay at this hotel. The beds were not harder than in other hotels in Italy. But I have to mention that we had a room with external bathroom. I don't recommend that. Rooms usually have internal bathroom.
