No stars

The location is excellent - 4 mins walk from tube, and 2 mins walk from the Royal Albert Hall, 5 mins from Kensington Palace, Hyde Park corner is about 1.5 miles away. Lots of places to eat nearby.
We can only vouch for Flat 3 - a basement one. Did not see any other guests or rooms to ask how theirs were. Ours was tiny, dirty and in serious need of renovation. I was concerned about the state of the electrics and safety of applicances - I've seen better ones in a recycling plant. Plug sockets loose and broken fittings. Glad it was warm and no need for heating to be used. Constant smell of cigarette smoke in the room - thanks to the extractor fan fitted in the one window overlooking a 4ft square concrete patio where everyone seemed to throw their rubbish. Stayed here because of the location (which cannot be faulted) and as we wanted more facilities than a hotel - but we did not use the kitchen equipment at all. On the plus side - Linen clean and shower hot. Security was good. Will not be staying again - would happily pay £200 more to stay in a 2 start hotel compared to this.

Filthy place and too expensive for the service

Close to parks only
The place was filthy and the facilities damaged. Too much money for the poor quality.

the worst dirty and needs a refurbishment badly

Nothing good whatsoever
Took your money before your even stay in the hotel. Had to go home a day early and asked regarding refund. Was told some load of crap that you had to give four days notice. Nobody around the morning I was leaving so had to leave keys at reception. Badly needs update and cups in room were filthy.

double booked, poor

location location
The gentlemen running this establishment have a history the better rooms (if they actually exist) and then giving you crap. We were not the only people to be told that our room was not available and then they tried to put us in a dog box that didn't even have room for our luggage! When we objected to the room,we were given a larger room but I'm sorry to say this is not an establishment I would recommend. It's location is the only thing going for it. If we had not already paid I would have opted for trying to find somewhere else.

The location is the only good thing about it.

Location, free wi fi.
We had a very bad start, we booked 3 bedroom and found out that our flat is given to someone else, we had to stay in a vey bad rooms or else get our money back which is impossible as we don't have time to look for other options and we have children. When we were given a flat it was only two bedroom. It seems that this happen to a lot of people, I think they double book when there is one night different between booking. It is not a hotel it is flats for rent. It's location is the only advantage. It will be great if they have more kitchen items.
