Dark and noisy

Average. Hallways were very dark. Breakfast was very expensive and not very good. Restaurant music was loud and inappropriate for breakfast.

Pillows - iron - shower gel
It was pleasant don't get me wrong - on arrival the music in reception I didn't think appropriate - the room was very compact - felt like a child in a sweet shop, here are crisps, nuts etc however if you touch any of it you may miss you next mortgage payment

Excellent hotel in the heart of Leith

Rooms are spacious and nicely decorated, the staff are excellent and the location is good
The hotel has been there a while and is popular with business travelers heading to Leith -- and for good reason. It's an excellent hotel, very professional staff and although it's pricey it often has good deals available. There are bars and restaurants close by and excellent bus links into the city.

Seaside Edinburgh boutique little charm

Coziness, easy to access, value for money
We arrive by driving but the little road to the front door is not so easy to find. Luckily there're plenty of park spaces right outside and behind the hotel. Smooth check in but we found no towels in bedroom. But quickly solved by attentive staff. I loved the coziness of the room and the hotel itself. Situated nearby the sea i can walk around the canal while convenient store is just steps away. Even on days I didn't drive to explore Edinburgh, there are frequent bus line going from the hotel to the city centre.

Nice old hotel

Location, History, Ambiance
sprawling hotel with long winding hallways and stairs. Slightly run down but still comfortable. Excellent location for walking around Edinburgh. Beware - The Hotel info says they have car parking but this is not near the hotel - It is a deal they have with one of the down town car parks. If you are only over-nighting for business then just pay for a metered park at the front of the Hotel.

Very comfortable, great area, good value for money

Bed comfort, friendly staff and excellent location. Good parking for guest cars.
An enjoyable night. The location was perfect for our requirements, a nice comfortable quiet room enabled us to get a good nights sleep before a long period of travel over the next 48 hours.
