not satisfactory

Breakfast is good. Technicians are great. Restaurant staff are good.
House keepers are underperformed, they have not placed complete amenities, they have not brought requested items and did not clean up the room. A Front office male staff on the night shift was not capable to take care of guests when the guests reported of needed items that were not given by the housekeepers, the problem was not taken care of, the customers were told to wait for the housekeepers to bring the items in the morning as there were not there at night! The guests had to direct him what to do tosolve the problems, a very poor service, inefficient

Pleasant stay

Staff were very helpful, provided personal transport to airport, liked the idea of not changing bedding and towels everyday - you choose
The room I had was lovely, and the staff were very helpful. I liked the idea that they only changed the bedding and towels every 3 days, if you wanted they will change everyday. But for being green and of course in your own home you don't change it everyday I liked this. The hotel is in a good location near the night market and the road with bars and restaurants. Yeah, can recommend and will stay again.

Basic Hotel with good location

Location, Price
Read the reviews before booking this hotel and has lowered my expectation so I won't feel disappointed. Room looks exactly like the pictures but the room became dim (especially the sofa area) when night time falls. Room was infested by ants and I always make sure I check the bedsheet/blanket before sleeping. Sometimes the toilet has a foul smell too and the WiFi, can;t even find the network while in the hotel room. Receptionists do not really speak/understand English well thus whatever questions I tried to ask, the reaction is always looking at me for a few seconds, turned to colleagues and spoke in Thai for few minutes and returned to me with a mere "No". Tried that three times with different staffs and has given up hope and turned to Google for help. However, its near to the Saturday and SUnday walking street and Night Bazaar and the price is relatively cheap.

A tale of two hotels

Location, Breakfast
I chose this hotel because it seemed god value. The main hotel lobby and dining room was OK. Breakfast was quite good and of a similar standard to other higher-priced hotels in Thailand. The pool was OK, perhaps a bit small. Other reviewers commented on its cleanliness, but I had no problem. The room we stayed in though was another matter. It was in a separate building to the main hotel. The decor and fittings were decades old. The lighting completely inadequate. There was only one dim fluorescent light in the bedroom that was only controllable from a switch by the door. There was a free standing lamp which helped but not much. Some other lights had been added via a comical bit of DIY, but they didn't work. For some reason a brand new 'spa' bath had been added to the lounge area. Completely out of place and the money could have been better spent. The air-con was very noisy. The bathroom was antiquated and had a very low door to enter it - I still have the cut on my head where I bashed it while not ducking low enough. The entrance to this building had a security door that required using the room key card which also was necessary to get any electricity in the room (normal practice for most hotels). Unfortunately they would only gives us one so if I went out and left my partner iin the room (e.g. to read in the bar because the room is too dim read) I would have to ask the reception to come and let me in again. This was tedious to say the least. At least the wifi worked OK. Just about OK if your staying for a short time and don;t need to spend much time in the room.

clean and comfy

Air con is great. very clean. friendly staff. variety breakfast. half way between old city & night bazaar. not a bad walk to wororot day markets.
Staff were friendly but very limited understanding of English. Great Tailor only 6 or so doors away. Very easy walk to night bazaar approx 600m. Old City only 800m. Wororot day markets cheap and only 60 baht trip in tuk tuk. lot of bars up small side streets. Airport only 10 minutes in taxi approx 100baht. Only 20 mins to silk leather cotton gems silver factories all tourist prices not cheap markets. Tuk tuk great way to travel cheaply & see around. They can take you to snake crocodile elephant monkey long neck parks etc. If you like animals & their freedom dont do the parks. Great for kids with the tricks etc but a bit sad how they are kept. Elephant sanctuary better. Elephant poo poo park interesting.

Residents = No lift.

If 10min walk to attractions is not a problem. Then it's the only best thing I can think of.
The location is 10~15min walk to all the attractions within Chiang Mai. The front desk staff is not as friendly as the bell boys. There were little damages here and there in the furniture, no doubt still usable, just a bit of an eye sore. Just remember that when the room type is "Residence", it is not in the main building, and there's no lift. Room is spacious. But I didn't get a 32" LCD TV, may be 20".
