OK for location but there are better places around
Location was close to beach.

I booked a room with balcony and found out that the room was available on 4th floor and there was not lift/escalator. We had to climb 4 floors every time and I have knee problem. But there was not solution as we had already paid for complete stay via agoda.
Room was not cleaned everyday even after our repeated requests. We were told that the cleaning lady was sick and room will only be cleaned when she is back. But we had to chase the cleaning lady for her to clean the room as it was upto her mood. She did not clean the room even when she was there as she did not like to climb 4 floors. Our room was cleaned 3 times during 8 days stay.
Towels and linen is changed after 3 days. We had to buy our own towels and get them washed.
Breakfast was nothing great. We skipped it most of times and only ate twice in 8 days.
Air conditioning is almost useless as it takes around 2-3 hours to cool down the room.
There are many better options around this area that are better and cheaper than this place.

The guest house is pretty hard to find, just get to soi welcome and it's 2/5 of the way down on the right
Tip Penarik Perhatian/Pemandangan:
The the next street over, soi welcome 2 is an English speaking dive school. Worth a look.

The hotel gives a relax feel with its warm service and home feel environment with large room, though decor is not luxurious.
Breakfast is nice in open restaurant downstairs.

Feels like home
Close to beach; Exceptionally nice staff!

I arrived late due to a series of event. They waited for me; I was tired and hungry; they stayed open so I could eat. What more can anyone ask for.
They went out of their way to make me feel at home. It was so nice to know that I was valued enough that my situation was considered, just as if I was at home, able to fill my stomach and ready to have a good night sleep. I will definitely keep this as one of my favorites.

Hotel had a problem with sewerage smell we had to check out early. Can't thank Agoda enough for the help in canceling the room

This hotel was comfortable and pleasant. The staff was nice. There are some less expensive options in the area but all in all I would stay here again without a problem.

Small hotel with friendly staff
close to a lot of shops and restaurants, nice tidy and spacious rooms, very friendly staff

Me and my friends really liked the hotel. The rooms were very spacious and nice, and had been recently redecorated. There was many small details like flowers in the room, and you could tell that the staff really wanted to make their guests feel welcome and wanted the rooms to be perfect.
We checked in as a group and one of the staff members took a bunch of keys and shoved us many different rooms in different floors and let us choose. They also came in with us to the rooms and demonstrated all the features of the room, for example in my case how this tiny night lamp with some kind of flower scent worked.
Two of my friends shared a bigger room on the top floor, and when the staff showed them the room they also asked my friends for suggestions of improvements and said that they could move the furniture if they wanted to. We thought their efforts were really sweet and felt very welcome.
Tip Penarik Perhatian/Pemandangan:
Koh Lan, an island outside Pattaya. Avoid the Russian beach as well as the boat that supposedly cost only 30 bath, they charge tourists a couple of hundred for the way back. Buy a roundtrip for about 150 bath at the port.

the minute i arrived at the hotel, i was greeted with such a warm hospitality that reminded me of home. all of the hotel personnel were friendly and accommodating and most of them were english speaking. some of them fondly called me pinay. they gave me tips on how to go around the city and how much it should cost, which eventually helped me avoid getting ripped off by some songthaew drivers. i initially booked for 2 days but extended 3 more days because i didn't think i could get a better deal elsewhere. free wifi, breakfast included, service with a smile, spacious and clean rooms, in-room safe - and i only paid per night.
also close to walking street (only bht10 by songthaew)and to tukcom mall or mike shopping center (bht20).
i would highly recommend this hotel for those who want the best value for their money.

Good value for Pattaya
good air con in room very important in this hot climate

hotel is located near beach but not close to the "happening " area. you can take taxi almost everywhere for 10 baht but it is sometimes a long slow ride to get there. breakfast at hotel was satisfactory.
Tip:
To save money you can take 10 baht taxi to get most places in Pattaya
