Lovely stay.
the location and place were great. However, we were disappointed with the breakfast. Those trying to catch the sunrise, should get their breakfast in restaurants in the old bagan area.

Clean and lovely hotel
Nice room and well landscaped hotel. The staff were very friendly and helpful especially by the front reception and breakfast session. They allowed us a late check out and also allowed us to hang out by the pool whilst we waited for our night bus. We had the room by the pool and it was well located near restaurants. For the electric bikes, we rented from sarata store, just up the road from the hotel. Would definitely recommend this hotel.

The hotel is OK. Nice vegetation and cozy. Breakfast is basic but alright. Only complaint is the room needed some more care... Pillow cases had a few stains on them, there were cracks on the walls and a group of ants crawling along the cracks close to the window. Was here during the low season so gladly probably payed less. It's not a 5-star Oasis, so just don't expect everything to be great.

Not value for money
The superior room is not as same as the pics on Agoda, room is very old and smelly, particularly the white towel turns brown and fade because it"s too old. With that room rate I can find a better hotel.

Poor management and lower floor rooms smells of sewage
If you have any issues with your stay reception has no authority to make any decisions or changes. They must ask management. This would be fine if management works 24/7 like the reception or even work at the hotel. however management is overseas and only works during "normal" business hours. Management also can only be reach via email and cannot be contacted off hours. We arrived late in the evening as our flight landed at around 7pm and with the standstill Yangoon evening traffic it took us around 1.5 hrs to get to the hotel and arrived at 8:30pm at which time management has already gone home. We had an issue with our booking and was not able to be resolved because of this. We ended up staying in two different rooms, one on the 6th floor and one on the 4th (reception is on the 4th). The room on the 4th floor smelled of sewage right when you enter and the layout of the bathroom was terrible. The whole bathroom floods when you shower even when there is a shower curtain dividing the space. I expect this for guest houses and not for a hotel in the City. The room on the 6th floor was better. It did not smell and the bathroom had a bath tub so the water was contained. So if you must stay at this hotel ask for a higher floor room and with a bathtub.

Refuge in Hot, Hot Bagan
A good pick if you want to stay in Nyaung-U. It's a bit of a walk from the street with all the restaurants, but if you have already rented a bike, then it's not a problem. The rooms were clean, and the reliable A/C was a blessing from the blinding heat. Just be warned that the hotel's own restaurant closes early (it was already closed by 7:30 pm, and the staff does not tell you this at check-in). Even drinks were not available, and I didn't have a bike when I found this out, so I had to walk several blocks in almost total darkness to reach the nearest restaurant.
