I had The worst night of sleep in Thailand here on our first night. Mosquitoes biting us and the AC was broken w/o a fan. They moved us the next day and it was much better.

The staff were nice but made us feel like they could care less if we were there. With all the other hotels and guesthouses in Chaing Mai, there are many much nicer places to stay for the same amount of money.

We stayed in Chaing Mai twice. the first time at Cozytel, which was so very nice and the staff extremely helpful in many ways. The staff at Pats made us feel like we were a bother. The room was shabby. The bathroom didn't have soap or shampoo. There are other nicer places for the same amount of money. Don't stay here!!

Perfect guesthouse in the old city

We stayed 3 nights. For a small boutique guesthouse, I really appreciated how clean our room was, clean towels everyday. The breakfast was decent. At night we had a key card to get back after 10pm. The staff was very friendly as well. I would stay here again. It's simple and straight to the point.

This is a well located hotel. My room was clean and had aircon, a small fridge, and a room safe. Staff were nice and efficient. Breakfast was ok. Wifi worked. Location is very good in terms of getting around, but there is some street noise, as this is one of the main streets of the old city. Quieter places can be found on smaller alleys, but would likely be more expensive. Bathroom is of the basic cement and plaster variety, but everything works and is kept clean. Reasonable value, would stay here again, however would look for a deal on a quieter street, if that were an option.

Overall, as a boutique hotel, the atmosphere & decoration is nice. Staffs are all polite, friendly & helpful whenever you need their help. However, there is no lift service. Hence travelers with bulky & heavy luggage may find difficulties to bring up their stuffs to higher floors. Room isn't spacious as expected but still acceptable to accommodate 2 persons with luggage.

Plus point is location.near attractions and flower festival. Just needed to walk out about 10mins to catch the flowers parade. Excellent. However, hotel staff not able to advise time when flower parade suppose to start. Should have such info at hand to share with guests especially when there are interesting events in town. Room simple and no lift.

Lovely boutique place in the heart of the old town

we enjoyed our stay at this guesthouse. Check in was extremely efficient and our room was very comfortable with a nice mix of traditional and modern styles. We especially enjoyed our breakfast of fresh fruit, muesli and yogurt, juice, toast and coffee - very fresh and tasty. We hired bikes from Pats too, just a couple of dollars for the whole day. The location is good, right by the start of the Sunday market.
