Royce is not a 3 star rating hotel.
We are not satisfied to stay at Royce Hotel. It looks like a nornal house, not like a hotel. No room services. Very much low quality hotel in compare to price.

Good, but don't expect 3-star service

Quiet, Close to beach, Polite Staff
First of all, this is not a 3-star hotel. The staff themselves told me that a couple of times. The big problem with this hotel is that mobile network signal is very low inside the building. The building is only two-storied, so you cannot book a higher room. However the location is good. It is in between Galle road and the beach. The staff are extremely polite and sincere and tried to help me in every way possible. Breakfast was good too, with several choices.

Friendly and helpful staff. Close to beach. Easy access to city
Stayed for 3 nights and were treated very well. Manager and staff were willing to help with anything we wanted to do (booking tuk tuk etc). Location is close to the beach - would recommend staying here.

I cannot think of any
Disappointing.Ordered bacon for breakfast and hardly got any.Tea and coffee was ok.Mosquitoes.Garden not well maintained.Clothes hangers were dirty.Bathroom had no place to hang towel.bathroom door couldn't close properly.

Loved it

Colonial style is lovely! Staff very attentive and welcoming. Close to beach but not too close to loud railway tracks. Very clean and all around enjoyed our stay a lot.

A Fabulous Property

The staff are awesome, the ambience is wonderful, it is away from the railway track and quiet, yet easy access to everything.
Gino, Ranjan and the team made the stay a very special experience. The hotel is not really a hotel, more like a Boutique property and is a converted antique home which has been lovingly restored. Most of the rooms are much newer but there are lovely rooms complete with four poster beds under the roof line of the original house. The rooms are enough for two but families would need two rooms. My room had a balcony. The bathrooms are functional. It was a lovely one week rest with some great restaurants within walking distance. Would I stay there again, ABSOLUTELY!

A budget option, so don't expect too much

price, staff, feeling of the place
Stayed here for two nights. The hotel is an old abandoned house turned into a kind of a boutique hotel. The renovation is mostly done already and the place has a nice feel to it, and it's safe. Our room was downstairs right next to the reception and lobby area, and as the old doors weren't an exact fit, I wouldn't call it very private. Also the toilet in the room had no door, which might be a problem for someone. There were a few ants and some other bugs running around, but nothing major, this is Sri Lanka after all. The room had good air-conditioning and a new tv, and the bed was quite comfortable (and had mosquito nets). The breakfast was nice and served individually. An ok place to stay for a few nights, but in mt. Lavinia there's not much to see and the beach is not that nice either.

Good Stay

Freindly staff,
Very old colonial type home stay hotel.Need lots of improvements in the rooms. Staff is very helpfull and always give Personalized service.Nice place to stay.Need to add some food option to lunch and dinner.
