Highly Recommend
3female friends travelling, we found this place friendly , close to the old city to explore by foot. The guesthouse is run by a family, all spoke English well enough to be helpful,they offer a washing service at 20 baht a kg. I shall return on my next visit to Chiang Mai

Good location for visiting the city
The guest house would need a repaint to be a really good place to stay but on the other hand, the prices would go up. All in all, it's an OK place for the price if you don't have high standards.

Can't complain
Room is basic but fine. 5-10 minutes walk from night bazaar area. Lots of great cafes and shops in the opposite direction. No housekeeping at all in 5 nights. I booked a ride to the airport at 5.45am, no one turned up and I couldn't find staff anywhere. I had to leave and walk until I found a Tuktuk (for 50 baht less than the hotel quoted me). I probably wouldn't stay there again.

Second stay, feel disappointed
It was a second stay. The first time we were happy with the room compared to the price we paid (we used it only as dayroom and for shower etc). The second time we got a not so clean room (downstairs) and we feel disappointed.

Excellent stay, we wished we had longer
Excellent staff, good location, plenty of character
I'll begin by saying that it was probably one of the best places we stayed. Seemed to be run by a family of an old grandfather and two younger women. Very homely stay. It was clean, spacious and well maintained. The location was close to the night bazaar, the walled part in town and about 25 minute walk from the train station. We would stay here again.
