No TV but nice room

Room, location, staff
Good hotel, in a good location, though they need to put smart on the sign outside as it only had grove apartments, and on booking or agoda its name is smart IQ. Nice staff, good comfortable clean room with microwave ,hob and utensils ,sofa, nice big bed. Fridge. Why they don't have a cheap TV in the rooms I don't know. Price was steep but festival is on now so everywhere is pricy. Otherwise good hotel

have no idea

the location. the price
we were traveling with a small child asked for a cot they never supplied one but waited till the day we due to check in to tell us that they never had one. they're was no parking for the car. when we asked about parking they had no idea where we could park. the staff never gave any information about anything such as buses to get into the center or what ones go to park and ride. they had no information about the fringe or local places for food drink or kids. no information about taxi's or about what the hotel had itself. we found out by mistake that there was a laundry room and a games room that we could of used but no one at the hotel told us. there was bowling cinema kids soft play and such 2 mins walk away and there was a fringe show at the end of the road that the hotel had no information about at all

Clean room, nice staff, bad location

the bathroom was clean and the open kitchen for guest
overall was good but the checkin and checkout time dose not good for guest, check-in at 3pm but check-out at 10am. Bathroom was clean and the bed also comfortable. Location a little bit far away to the princess street, hard to find supermarket nearby.

Friendly, welcoming and comfortable hotel

Very clean bathroom and shower, everything you need in your apartment, friendly staff
Stayed for the weekend as first timer at the Fringe Festival. Staff very friendly and check-in was quick and hassle free. Room easy to find and very clean, especially the bathroom and the shower was the cleanest i have ever encountered in a hotel. The room had everything i needed for the weekend and was comfortable. Good location, not too far from Princes Street; only about 20 minutes walk but when you've got some amazing sights and scenery who cares about having to walk!!! Definitely will recommend to others and would re-book.

Best budget hotel in Edinburgh hands down

Comfy bed, clean, kitchen area, ensuite bathroom, central location - All for 60 quid, you can't go wrong with this place. Beware of other hotels around the same price in Edinburgh, not nearly as good!
Literally everything you would need apart from food, there's a kitchen so you can cook something if you like and there's a plethora of places to go n eat nearby. Ridiculously cheap for what it is. £60 for a room like this in central Edinburgh is a no brainier. Me and my mrs stay here regularly
