Beds, setting, room was clean and nicely appointed but note issue with shower below
Problems include hot water only hot for 2-3 min, swimmimg pool in villa area was green - didn't look like there was any filtering just dumping chlorine possibly. Swimming pools in main complex similar but not as bad but families of bugs living in the pool so probably not enough chlorine either. Outside lighting as night poor you really need a flash light, while we were there a bulldozer was working on the beach, the beach was poor and they were working on it - I assume a storm or something had taken the sand, food average, there is minimal English in the staff, no map of complex to tell you what was where, it was very empty when we were there - and seemed almost closed down - it was if they didn't think there were enough guests to bother ( ie keep the pool clean and up to swimming standard). Spa was old and basic. I had a manicure - lovely girl but manicure average - no hand massaging etc with it just purely a manicure. I am not sure what rating the resort has - it says at the front of the resort it is 5 star - it may have been at one time but not now- it is run down and in need of some money investment to repair things and fix the pools and hot water - no 5 star resort has 2 min of hot water in the showed. We had just come from the pilgrimage village in Hue which was amazing and so worth every penny and a lot more probably. We paid more to stay at the sunspa and it really was not half as good.

Classic Communist Era

Resort charged 5* prices but offered 3* service. Many facilities closed, not enough staff, even coupons for breakfast! Reminiscent of post communist era hotels in northern Vietnam - they need to learn from the south and international hotels.

Beautiful Property....Poor service

The pool, close to the beach, large bathroom
We stayed on the 5 star side of the resort, which is beautiful. The place was empty. We had the pool to ourselves and hardly saw another guest. The service on the other hand is not up to 5 star standards. There were so many little things that could be change to make this a fantastic resort but a lack of training the employees really hurt our experience. For example, we were the only people at the pool. We asked for towels and the employee was so annoyed she had to get up and find us some towels that were locked away. Then she barked at us, "what room are you in?" in a very unfriendly manner. The next day when we went to the pool they only had one towel that was clean. How does a 5 star resort that is nearly empty only have one clean towel for guest at the pool?!? We asked for a ride to the four-star resort by buggy, which we were told we could do anytime. The employee wanted to know what for because we didn't have any luggage, implying we could walk. Granted these are small things but at a supposed 5 star resort you would expect 5 star service. It is really a shame because it is an amazing property. Although, the pool was pretty cloudy and could defiantly use a cleaning. I hope someone at hotel can improve there guest services because I would like to return but I won't spend that much money for poor service

really bizarre...

access to the phong nha caves/park, one of the pools, one of the restaurants
as others have said, beware the two hotels (4 and 5 star). the 4 star is more like a hotel and the 5 star is more like condos. that out of the way, i found the entire place just surreal in how bizarre it is... like a bad film that is almost so bad it's good. firstly, it was eerily empty. i had breakfast in the restaurant with a buffet full enough to feed 50 people yet i was all alone. there were no less than 10 staff and i still needed to get up and fill my own coffee cup. and then i had to get up and leave due to being attacked by ants at two different tables. (and this was at the 5 star breakfast room) the pool at the 4 star is decent. the pool at the 5 star was so deplorable that i thought it was a water garden at first... murky and green. bottom line: lots of staff, none of them helpful. very few speak english which i normally would not expect at a 5 star hotel, at least the concierge should be somewhat conversant. really i would tell everyone to stay away but you almost have to see it to believe it. the facility itself is beautiful... it is just a train wreck in how it is run and managed. it is truly surreal in how strange it is... the infrastructure is there - all beautiful and fresh lotus flowers in your room every day, etc... but then it's like they left the management to inmates of an asylum. if you are going to dong hoi to see the park and caves.

Great bungalow, superb spa.

Fantastic beach bungalow with private pool; quiet during the day (but up to three Karaoke bands each evening !- it's a big site); spa services excellent and cheap.
Best place if you are in Dong Hoi but not a reason to go. Colleague in rooms said they were average but private villas are very comfortable. Becoming a bit run down but still very comfortable. Don't expect Danang levels of service (or English) - this resort caters to the Vietnamese rather than international market. Agoda had far and away the best price here.

Excellent hotel on the beach, professional stsff

Location, quality rooms, beautiful gardens on the beach
five star hotel, love-ly staff although perhaps a bit '5-star overtrained'. good facilities and superb location on the beach with the river and fishing boats a close walk away. we stayed overnight to break-up the train journey at dong hoi from ninh bihn to da nang - was a great idea. dong hoi is a remarkably clean town and there appears to be genuine civic pride.

Exceellent hotel and suberb service with a smile

Excellent location for a summer vacation
the hotel rooms are very comfortable, spacious and clean. service is always avilable and given with a kind smile. dong hoi is a very unique destination for the nature marvels you can visit while staying at the hotel. breakfast is something special for the quantity and quality of offerred meals. restaurant's menu is rich in local food but it would be desirable to increase it with international variety of dishes
