Old, Dirty, Bad service

Convenient location
Very bad experience. I arrived late that day. I was told my room was upgraded to a bigger room. But when I saw the room, I shocked. The room was totally different from the pic shown. It was dark, old. Fine! Acceptable since it is a boutique hotel. However, DIRTY was the unbearable!! Especially the toilet!

Very pleasant stay

Good location, big rooms, friendly staff & cute kittens
We were really happy with our stay here, the only downsides were that the hot water in the shower was very inconsistent and the breakfast was average (but who wants to eat a hotel breakfast in Thailand when there are heaps of cheap eateries and street food in any direction?). The beds are very hard but that could be a plus or a minus depending on your preference. The location is great a 5 min walk from the old city wall (Thapae Gate) and about 20 minutes to the Night Bazar. Very helpful staff and 3 resident kittens.. Recommended.

Loaction Staff and quiet
Really the staff was quite nice( I speak Thai fluently not sure if this is a factor) and the place is adequate. They just need to paint and update the rooms..the ceiling had paint peeling, worn furniture etc It has a nice feel just worn down . Great location/quiet

Great guesthouse in excellent location

Location, staff, quiet
I had a lovely stay here before and after a week at Elephant Nature Park. The staff were very friendly and willing to offer help and suggestions about activities in and around Chiang Mai, as well as drive us to the airport at 6:30am. It is in a great location, only a two minute walk from the Thapae Gate, but is also down a nice quiet street so it isn't noisy at night. The Sunday markets are also about a 1 minute walk away. The room was nice and clean, although we were 'upgraded' for the first two nights, and ended up with two single beds pushed together and this was very uncomfortable as the beds were extremely hard. On our last night, we were put into a junior suite with a queen bed, which was much more comfortable. The showers are good, although the hot water isn't very hot and tends to come and go a bit, although it wasn't too much of an issue. There are also very friendly cats to cuddle! Basic breakfast included, but you don't really need much more. Very good value for money, I would definitely recommend staying here.
